Which new Miami Beach condo is built for wellness?

For the buyer whose day is built around training and recovery, who wants the gym, the spa and the pool inside the building and reserved for residents.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

On our Miami Beach file the building that publishes the most complete resident-only wellness floor is The Perigon at 5333 Collins: a spa with treatment rooms, a salon and an oceanfront training room, inside ~73 homes with private elevator entry, From $12,500,000. The Shoreclub Private Collection puts an Auberge spa and a private residential gym behind the Cromwell House facade, From $4,850,000. Ocean Terrace in North Beach publishes a ~75 foot lap pool, a therapy pool and a members' club with its own spa, From $3,250,000. The Ritz-Carlton Residences, South Beach, thirty homes delivering in 2027, publishes a Level 7 lap pool and a Technogym fitness centre with the spa and trainer billed a la carte. The choice is between a wellness floor the building owns and one the hotel or club beside it runs.

What does each building actually own?

The wellness floor is only yours if the condominium owns it. The Perigon publishes a resident only oceanfront restaurant, a spa with treatment rooms, a salon and an oceanfront training room, and there is no hotel in the building, so the question of who else uses the steam room does not arise. The trade-off is the price of entry and the fact that ~73 households carry the staff and the spa alone.

The Shoreclub Private Collection publishes a private residential gym, a residential pool set in a botanical garden, and the Auberge spa and Beauty Atelier. The spa carries the hotel partner's name, so the buyer asks which rooms sit inside the condominium, which belong to the hotel, and how residents book and pay. Our Shore Club dossier reads the three forms of home; hotel residences in Miami: what the hotel changes explains the shared facilities agreement that answers the question.

Ocean Terrace publishes the fifth floor terrace with the lap pool, the therapy pool, the garden cabanas and an indoor outdoor fitness center, plus a spa, and separately a private members' club with its own spa. Two spas means two sets of rules. The buyer asks whether residence ownership includes club membership, what the club charges and whether the hotel's guests share the fifth floor. Read the Ocean Terrace dossier and what the North Beach position means.

The Ritz-Carlton Residences, South Beach publishes the Level 7 amenity floor with a private lap pool and four semi private cabanas, a Technogym fitness centre and a residents' beach club, and lists the spa, the personal trainer and in residence dining as a la carte services. Thirty homes cannot carry a full spa alone, so the hotel supplies it and bills it. Read what to know before you buy at the Ritz-Carlton South Beach and what the branded residence premium buys.

Who runs it, and what does it cost each year?

Three papers set the running cost of a wellness floor: the developer's estimated operating budget in the condominium documents, read per square foot; the licence or management agreement where a hotel name is attached; and the menu of billed services. A building that publishes a trainer and a spa as a la carte is telling the buyer the budget is lighter and the invoices come separately. A building that owns its spa outright is telling the buyer the opposite. Neither is better; they are different bills. Read the ownership file for a Mid-Beach oceanfront condo and penthouse running costs for how the lines read.

Who each one suits, and what you give up

The Perigon suits the buyer who wants the whole wellness floor private to residents, with no hotel and no club. You pay the highest entry on the island side of this list and share the cost across ~73 homes. Read the Perigon dossier.

The Shoreclub suits the buyer who wants an operator's spa with a residential gym kept apart. You accept a hotel partner on the site and the booking rules that come with it.

Ocean Terrace suits the buyer who wants a lap pool, a therapy pool and a park at the quiet end of the island at the lowest published entry here. You accept a hotel, a club and retail on the same five acres, and two sets of rules.

The Ritz-Carlton South Beach suits the buyer who wants thirty neighbours, a 2027 delivery and the brand's service menu. You give up a spa the building owns and accept billed services instead.

The Mid-Beach zone page, the South Beach zone page and the North Beach zone page map the three stretches; the best oceanfront new condos in Miami Beach runs the same buildings on the sand question. The desk reads the amenity plan, the shared facilities agreement and the first-year budget with the buyer before a reservation.
