For the buyer who wants to walk from the lobby to the sand, and is choosing between South Beach energy, Mid-Beach calm and the quiet north end.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Four new oceanfront buildings in Miami Beach are on our file, one per stretch of the island, and the best is the one whose part of the beach you want to live on. The Perigon in Mid-Beach is the rarest position, with shoreline on both the ocean and the bay, From $12,500,000. The Shoreclub Private Collection is the South Beach icon, From $4,850,000. The Ritz-Carlton Residences, South Beach is the smallest, 30 homes with delivery planned for 2027. Ocean Terrace is the North Beach entry point, From $3,250,000.
All four put you on the sand. What separates them is scale, brand and the neighbourhood outside the door.
The Perigon. Price point: From $12,500,000. Delivery: no date in the material on our file. Unit mix: about 73 homes of two to four bedrooms, each with private elevator entry. Position: 5333 Collins Avenue in Mid-Beach, between the Atlantic and Biscayne Bay, with about 200 linear feet of shoreline on both sides. Operator or brand: no hotel brand; developed by Starwood Capital Group and Mast Capital, designed by OMA, its first residential building in Miami Beach.
The Shoreclub Private Collection. Price point: From $4,850,000. Delivery: no date in the material on our file. Unit mix: about 49 homes across three forms, The Tower, The House and The Beach House. Position: 1901 Collins Avenue, about three oceanfront acres in South Beach, behind the landmarked Cromwell House facade. Operator or brand: Auberge Resorts Collection, developed by Witkoff, with Robert A.M. Stern Architects as design architect.
The Ritz-Carlton Residences, South Beach. Price point: released on request. Delivery: planned 2027; sales launched February 2025. Unit mix: 30 residences over 15 storeys, one to five bedrooms, including two duplex penthouses with private rooftop terraces, pools and kitchens. Position: 1671 Collins Avenue, oceanfront in South Beach proper, next to the Lincoln Road corridor. Operator or brand: The Ritz-Carlton name under licence to Sobe Sky Development, with Flag Luxury Group.
Ocean Terrace. Price point: From $3,250,000. Delivery: no date in the material on our file. Unit mix: about 52 boutique residences in a 20 story tower and about 24 resort residences furnished by RAMSA, with two duplex penthouses in each tower. Position: 7400 Ocean Terrace in North Beach, about 350 feet of ocean frontage and about five acres of parkland next to North Beach Oceanside Park. Operator or brand: Witkoff, with a 42 key boutique hotel in a restored Art Deco building and a private members' club.
Ocean Terrace has the longest stated ocean frontage of the four, about 350 feet, and it adjoins public parkland, so the open space around you is wider than the lot. It also has the lowest published entry price here. The trade is the location: North Beach is the quiet end of the island, a drive rather than a walk from South Beach restaurants. Our North Beach zone page and the Ocean Terrace dossier cover it.
The Perigon is the reverse. Its entry price is the highest on this page, and what it sells is unrepeatable: water on both the ocean and the bay sides of one Mid-Beach site. See The Perigon dossier and our Mid-Beach zone page.
These two sit a few blocks apart on Collins Avenue and are the closest pair on the page. The Shoreclub Private Collection is larger, about 49 homes on about three acres, run by Auberge, with a beach club with cabanas, an Auberge spa and lap and leisure pools in a botanical garden. The Ritz-Carlton Residences is smaller, 30 homes, with direct access to the Sagamore, the all suite addition to The Ritz-Carlton, South Beach, restaurant and beach club programming by Jose Andres, and owner benefits at more than 700 Marriott International luxury hotels, subject to availability.
Smaller means fewer neighbours sharing the amenities and a thinner pool of buyers when you sell. Larger means the reverse. Our Shore Club vs Ritz-Carlton page runs the pair in full, and the Shoreclub dossier, the Ritz-Carlton location note and our South Beach zone page hold the detail.
Oceanfront means the building sits on the beach, with direct access to the sand. Ocean view means you can see the water, sometimes across a road or another building. All four buildings here are oceanfront. Our page on oceanfront vs ocean view explains how the difference shows up in daily life, insurance questions and resale, and is a beachfront building harder to resell covers the exit.
The Perigon suits the buyer who wants the one site with water on both sides and private elevator entry, and who is buying at the top of this list. You give up a hotel brand and any published delivery date.
The Shoreclub Private Collection suits the buyer who wants South Beach with an Auberge team behind it and a choice of three building forms. You give up quiet; this is the busy end.
The Ritz-Carlton Residences, South Beach suits the buyer who wants the smallest building, Marriott-wide benefits and a 2027 date. You give up a published price and a deep resale pool.
Ocean Terrace suits the buyer who wants long frontage, parkland and the lowest entry price of the four. You give up walkable nightlife and accept a hotel and club sharing the site.
If Bal Harbour is also on your list, our Brickell vs Bal Harbour page covers Rivage, the oceanfront building just north. The desk holds the current release for all four and lays the oceanfront lines side by side, so you see which exposures are left before you tour.
