A hotel underneath a residence is a service engine and a shared ground floor at the same time. Whether that is a gift or a cost depends entirely on how you intend to live in the building.
This page compares and explains. Whether a building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Room service, housekeeping on request, a concierge desk that never closes, restaurants that exist because guests fill them. At Delano the tower carries two resort pools and a spa; at Waldorf Astoria, Peacock Alley, a signature restaurant and an all day brasserie; at Shore Club, an Auberge spa and a beach club; at Ocean Terrace, a members’ club with spa beside the 42 key hotel.
A building without a hotel can offer a restaurant to residents; it cannot usually keep it open seven days on residents alone.
The lobby, the pool deck and the restaurants are shared with guests unless the building separates them. The better projects do: Waldorf Astoria lists a private residential pool deck and an owners’ lounge apart from the resort pool; Anantara gives its private residences their own amenity floor and their own pool above the resort floors.
Ask which door is yours, which pool is yours, and which elevator is yours. The answer is in the documents, not the brochure.
Where a hotel program exists, an owner may be able to place the home in the hotel’s inventory. At Anantara that applies to the resort residences, not to the private residences above. Each program has its own rules on furnishing, minimum availability and the split. The desk holds the terms building by building.
The hotel’s services reach the residences through the association budget and, where a program exists, through the program’s own fees. The number to read is not the brand fee alone but what the whole residential budget carries and how it can change. A buyer reads it before contract, with counsel where the structure is unusual.
The owner who is in Miami for weeks at a time, wants the house run without staff of their own, and values the restaurants downstairs gets the most from a hotel underneath. The owner who wants a quiet building of neighbours and a private club will find the buildings without a hotel, such as Kempinski or St. Regis Sunny Isles, a better fit.
Developer materials for Delano, Waldorf Astoria, Anantara, Ocean Terrace and Shore Club as carried on the live dossiers, verified September 2026. Compiled by the desk at Miami Dossier; figures are approximate and the developer’s.

A private report on the Miami market, sent when there is something worth knowing. No noise, no listings, no pressure.
Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Above a hotel that means the rental terms and the budget before the view. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
