For the buyer who will eat breakfast outside every morning in season and wants to know, before the sales gallery, which building's terrace is a room and which is a strip of railing.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
On published facts, the deepest ordinary terraces on this coast are at Ocean House Surfside, balconies up to 12 feet deep on homes of two to five bedrooms. The largest outdoor space of any kind is the Wellness Penthouse at Rivage Bal Harbour, ~9,531 square feet outside across three levels, a sunrise pool deck and a sunset spa terrace with two outdoor kitchens, released by the developer as the building's final residence. The Perigon publishes wraparound terraces on tiers that step toward the water, 2 to 4 bedrooms, From $12,500,000. The Ritz-Carlton Residences, South Beach publishes wrap around terraces on thirty homes and two duplex penthouses with rooftop terraces, pools and kitchens. Ocean Terrace publishes duplex penthouses with private rooftops and lap pools, From $3,250,000. The Shoreclub Private Collection, From $4,850,000, publishes no terrace fact, so it is absent here by its own silence.

An oceanfront terrace faces the sunrise and sits in the building's own shade after midday, so the buildings that publish a second exposure are the ones a buyer who entertains at dusk reads first. The Rivage penthouse is drawn with a sunrise pool deck on the east and a sunset spa terrace on the west, as the developer's May 2026 drawings show, which is the clearest published statement on this coast that the terrace works at both ends of the day. Ocean House publishes views east, south and west, so some plans carry a west face. The Perigon publishes ~200 feet of shoreline on both sides, ocean and bay, and wraparound terraces. The Ritz-Carlton and Ocean Terrace publish the ocean. Read reading the floor plan at The Perigon and at Ocean House, and oceanfront vs ocean view for what the word oceanfront does and does not promise.
A terrace is a room when a table for six, its chairs and a path behind them fit, and a strip of 6 feet is a place to stand. Ocean House is the only building here that publishes the depth, up to 12 feet, with ceilings up to 12 feet in the penthouse to keep a deep terrace from feeling like a tunnel. The Perigon and the Ritz-Carlton publish wraparound terraces and 10 foot ceilings, and a wraparound terrace trades depth for length: the corner where two faces meet is where the table goes. Rivage's penthouse terraces are measured by the level, ~1,941 square feet on the suite level and ~2,717 across two on the living level. For the typical home at every building here the depth is on the plan the desk holds, and it varies by line. Read the Wellness Penthouse at Rivage for the three levels as drawn, and how to read a Miami floor plan.
Sometimes, and the contract says which. Developers publish interior square footage, total square footage including terraces, or both, and two homes of the same published size can differ by a whole terrace. Rivage publishes the penthouse both ways, ~10,264 square feet interior and ~9,531 exterior. The others publish the range by bedroom count and not the split, so the question goes to the plan. A terrace is usually a limited common element reserved to the home rather than part of the unit, which changes who insures it, who repairs its waterproofing and whether an owner may enclose it. Read interior vs total square footage and limited common elements and storage at The Perigon.
The brochure shows a dinner party; the rules decide whether it can happen. The Rivage penthouse's two outdoor kitchens, the Ritz-Carlton penthouses' pools and kitchens and Ocean Terrace's penthouse lap pools are the published ceiling. Below the penthouse floor, whether a grill, a plunge pool, a pergola or a heavy planter is allowed is a question for the declaration and the rules, and where the terrace is a limited common element the association can say no after you have bought. Read the terrace clause, the alteration clause and the insurance summary together before reserving. Read moving in and renovations at the Ritz-Carlton South Beach, what to verify before buying oceanfront in Mid-Beach and Miami Beach flood maps and insurance for the policy that covers the glass railing when a storm arrives.
