Reading the floor plan at The Perigon: ceilings, columns, terraces and the square feet that are not rooms

Two plans with the same square footage can be two different homes. At The Perigon, here is what the drawing says once you know where to look.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Area

What the number counts.

Developers quote total area, interior area, and sometimes terrace area separately, and the convention varies by building. A home sold at 2,000 square feet may be 1,650 inside. Ask which number the price per foot is calculated on, and compare buildings on the interior figure.

The Perigon: The homes are as the dossier records.

The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

The Vertical Dimension

Ceilings, slabs, soffits.

A ceiling height is a maximum; soffits for ducts and sprinklers lower it along corridors and in kitchens. Ask where the drops are. A ten-foot ceiling with a nine-foot soffit over the kitchen island is a different room from one without it.

Columns, Shafts And Walls That Cannot Move

The structure in the plan.

Structural columns and mechanical shafts appear on the plan as solid shapes, often at a corner of a living room or inside a closet. They cannot move, and they decide whether a wall can come down later. Ask for the structural plan of the line, not only the marketing plan.

The Perigon: OMA, the Office for Metropolitan Architecture.

Orientation And The View Line

Which way the glass faces.

The plan shows the glass; the site plan shows what the glass faces and at what angle. A corner line sees two ways; a mid-floor line sees one; a line facing a neighbouring tower sees it. The desk overlays the plan on the site and the parcels around it.

The Perigon: 5333 Collins Avenue, between the Atlantic and Biscayne Bay · ~200 linear feet of shoreline on both sides.

Three questions: what is the interior figure, where are the drops, and what does the glass face.

What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
