Which Miami Beach or Bal Harbour condo has the best service?

For the buyer who will not be there every week and wants to know who answers the phone, who carries the bags and who pays for both.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

On the published record, the Shoreclub Private Collection publishes the deepest service list on this coast, because Auberge Resorts Collection runs the hospitality and the building carries a driver's room, a private meeting suite and a beach club of its own, From $4,850,000. Rivage Bal Harbour publishes house cars and private marina services for ~56 homes, From $14,100,000. Ocean House Surfside publishes a 24 hour valet, staff quarters with a service kitchen and a private garage for six cars, for 25 homes, with no published entry price. The Perigon publishes a resident only oceanfront restaurant, From $12,500,000. The Ritz-Carlton Residences, South Beach, puts a 24 hour doorman, concierge and valet under thirty homes with the Sagamore next door. Best depends on whether you want a hotel's hours or a private house's silence.

Who is on the door, and for how many homes?

Count the posts against the homes. The Ritz-Carlton Residences, South Beach, publish a 24 hour doorman, concierge and valet for 30 residences, the smallest ratio on this list. Ocean House publishes a 24 hour valet and a package mailroom for 25. Rivage publishes house cars for ~56 homes, Shore Club a driver chauffeur room for ~49, the Perigon private elevator entry for ~73. A 24 hour post costs the same whether 25 or 300 homes share it, so the small buildings carry the most service per home and the highest share of its cost per owner. The developer's estimated budget is where that number lives. Read how to read the developer's estimated budget and the concierge and services at Shore Club.

What does a hotel or a club add, and what does it take?

Three of the six carry a hospitality operation in or beside the building and three do not. Shore Club has Auberge; Ocean Terrace has a 42 key hotel and a members' club; the Ritz-Carlton Residences have the Sagamore next door. What a hotel adds is hours: a restaurant that opens because guests fill it, a concierge who is there in August. What it takes is the lobby, shared with the operator's guests, and the questions about which elevator, which pool and which door are residents only. Rivage, Ocean House and the Perigon answer the other way: everything in the building is for the people who own it, and the service is what ~56, 25 or ~73 households agree to pay for. The cost sits in four places: the association budget for the staff the building employs, the brand or hotel agreement for the licence and any shared facilities formula, the à la carte menu for what the owner orders, and the owner's own payroll for the staff the building does not supply. Service in the budget is paid whether or not you use it. Read Miami Beach condos with a hotel on site and hotel guests and resident spaces at the Ritz-Carlton Residences South Beach.

How do staff and deliveries move through the building?

The quiet buildings are the ones where the service corridor is drawn, not improvised. Ocean House publishes staff quarters with a service kitchen, private elevator lobbies and a six car garage, a plan for a household with its own people. The Wellness Penthouse at Rivage shows the same idea at the top of one tower: two private elevators, two service rooms and two laundries, so family and staff never share a door. Shore Club publishes a driver chauffeur room, so the buyer knows where the driver waits. The Ritz-Carlton Residences publish à la carte staff who come to the home, the hotel's answer to the same question. Who signs for a crate, who holds a key and when the building may enter is in the rules and the management agreement, not on the sheet. Read the household staff and service entry at Ocean House, the Wellness Penthouse at Rivage, who manages a new Miami condo and what the management agreement says and what it costs to own a condo in Miami each year.

Who each building suits, and what you give up

Shore Club suits the owner who wants a hotel's depth and a residential pool of their own, From $4,850,000. You give up a lobby that is yours alone. Read the Shore Club dossier and the South Beach zone page.

Rivage suits the owner who wants the last private shoreline in Bal Harbour and a staff that works for ~56 homes only, From $14,100,000. You give up a restaurant downstairs. Read the Rivage dossier and the Bal Harbour and Surfside zone page.

Ocean House suits the household that arrives with its own people, with no published entry price. You give up the hours a hotel keeps. Read the Ocean House buyer's guide.

The Perigon suits the owner who wants a resident only table on the ocean, From $12,500,000; Ocean Terrace the owner who wants a hotel and a club at the quiet end of the island, From $3,250,000; the Ritz-Carlton Residences the owner who wants thirty homes and a beach club of their own. Read the Perigon dossier, the Ocean Terrace dossier, the Ritz-Carlton Residences South Beach buyer's guide and the Mid-Beach zone page. The desk reads the budget and the service agreement of each with the buyer before the reservation.

Common Questions

Questions buyers ask

Which Miami Beach condo has a hotel in the building?
On our file, the Shoreclub Private Collection, with Auberge Resorts Collection, and Ocean Terrace, with a 42 key boutique hotel. The Ritz-Carlton Residences, South Beach, publish direct access to the Sagamore beside them.
Which Bal Harbour or Surfside condo has no hotel?
Rivage Bal Harbour and Ocean House Surfside. Both publish service for residents only: house cars at Rivage, a 24 hour valet and staff quarters at Ocean House.
Which building has the fewest homes per staff post?
The Ritz-Carlton Residences, South Beach, publish a 24 hour doorman, concierge and valet for 30 residences, and Ocean House a 24 hour valet for 25. Fewer homes means more service per owner and a larger share of the cost.
Does the Perigon have a restaurant for residents?
Yes. The Perigon publishes a resident only oceanfront restaurant and speakeasy, with no hotel in the building.
Is the service included in the association fees?
Staff the building employs and the manager's fee are in the budget. Brand or hotel fees sit in the licence and shared facilities agreements. À la carte services are paid when ordered.
Which building is built for a household with staff?
Ocean House, with staff quarters, a service kitchen, private elevator lobbies and a six car garage. The Wellness Penthouse at Rivage publishes two service rooms and two private elevators.
Which has the lowest published entry price?
Ocean Terrace, From $3,250,000, then Shore Club, From $4,850,000, the Perigon, From $12,500,000, and Rivage, From $14,100,000. Ocean House and the Ritz-Carlton Residences publish no entry price.
Can hotel guests use the residents' amenities?
The declaration decides. Shore Club publishes a residential pool and a private residential gym apart from the hotel; the Ritz-Carlton Residences publish a Level 7 amenity floor and a residents' beach club.
Who holds the keys and signs for deliveries?
The rules and the management agreement decide, not the brochure. The buyer asks who may enter, when, and who is liable for a package, before the contract.
Who should I call about service at a Miami Beach or Bal Harbour condo?
The sales team for the current service list, a Florida real estate lawyer for the licence and management agreements, and the desk to read the budget and the service lines of each building with you before the reservation.
