For the part-year owner who wants a hotel name running the front door of a city apartment, and wants to know what that name actually does.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Downtown Miami has three branded residences on our file, and they answer different buyers. Waldorf Astoria Residences Miami is the larger-home choice, one to four bedrooms in a 100 story tower managed under the Hilton licence, From $3,300,000. Delano Residences is the entry point, studios to three bedrooms with Accor owner benefits, From $760,000. Faena Residences Miami is the river address, with completion around 2028 or 2029.
The best of the three is the one whose brand runs the service you will use, at the size you need. The sections below compare them on the same five axes.

Two of the three come from the same developer, which makes the Waldorf and Delano comparison unusually clean: one sponsor, two brands, two price points. Our Waldorf Astoria vs Delano page runs that pair alone.
At the Waldorf Astoria, the hotel shares the tower. Owners live alongside Peacock Alley, a signature restaurant, an all day brasserie, a private bar and wine tasting room, a signature spa and a kids club, with a private residential pool deck and an owners lounge with bay views set apart from the hotel side.
At the Delano, the brand comes with benefits outside the building: Beach Club access at Delano Miami Beach, a Members' Club, and Accor's ownership benefits program with ALL Diamond status, subject to an annual benefits fee. Inside, The Source by Delano runs spa and fitness, and the tower carries a sky pool and sky restaurant about 800 feet up and an observation deck at about 850 feet.
At Faena, the material on our file names the brand and the developers but does not yet set out the service program. That is a question to put to the sales team in writing. Our page on what the branded residence premium buys gives the five questions to ask of any brand.
Both Waldorf and Delano put residences and a hotel in one tower. The plus is service on call: restaurants, spa and staff that exist because the hotel exists. The minus is shared space and traffic, and a building some lenders treat differently because of the hotel component, which our cash or mortgage page explains.
If you would rather have the service without the hotel guests, our note on branded residences without a hotel covers the other model. Rental rules matter too: furnished junior suites and furnished lines are often bought by owners who rent when away, and the rules differ by building; see Miami short-term rental rules.
Waldorf Astoria and Delano both sit in Downtown Miami proper, with views to the bay and the ocean; Delano's address is Fourth and Biscayne. Faena Residences sits on the Miami River, the seam between Downtown and Brickell, inside the Faena District. Our Downtown Miami zone page maps the area and the Downtown buying guide covers who to speak to first.
Waldorf Astoria Residences suits the buyer who wants a full residence of up to four bedrooms with hotel service a lift ride away, at the top of a 100 story tower's views. You give up the lowest entry price and a published delivery date. Its dossier holds the record.
Delano Residences suits the buyer who wants a smaller furnished home, beach club access across the bay and hotel-group status, at the lowest door price here. You give up size for now: the released collection stops at three bedrooms. Its dossier holds the record.
Faena Residences Miami suits the buyer who wants the river and the brand's first residential address there, and who can wait until about 2028 or 2029. You give up a published price and a near date. See the Faena location note.
If you are moving with children rather than buying a part-year base, our Edgewater vs Downtown Miami page weighs the same towers for a family.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
