For the buyer of a new Brickell tower who wants every paper in one place before the first deposit and long after the deed is recorded, and who knows that a branded building adds pages of its own.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Start with the condominium documents, the estimated budget, the plans by line and the purchase agreement with its deposit schedule; add the deposit receipts, the title commitment, the insurance binder and the closing statement; finish with the recorded deed, the owner's title policy and the warranties. The three Brickell towers on our file each add their own pages. At 619 Brickell by Nobu: the Nobu licence and the WELL certification. At Cipriani Residences Miami: the brand's service terms and the developer's delivery statements. At ORA by Casa Tua: the offering filing, the Casa Tua licence with its termination clause, and the furniture inventory.
For a new condominium bought from the developer, Florida law gives the buyer 15 days to cancel after signing or after receiving the required documents, whichever is later. These are the papers to read inside that window:
The declaration of condominium, which defines your home, the common elements and the limited common elements such as a parking space or a storage room.
The articles, bylaws and rules, including the rules on leasing, guests, pets and staff.
The estimated operating budget, with the lines for staff, the brand fee, insurance and reserves, and what the developer pays while it controls the association.
The plans by line, with the areas as the documents define them, which differ from the brochure's.
The purchase agreement and deposit schedule, naming the escrow agent and what may be released to construction.
Our page on the condominium documents in five sections shows where to look, where your deposit actually sits explains escrow, and what should you ask before reserving at a Brickell tower covers the reservation stage.
The licence. The Nobu name is licensed to the developer, 13th Floor Investments and Key International, for the hospitality and wellness program. File the summary of the licence: its term, who pays the fee, and what the building keeps if it ends.
The wellness terms. The developer publishes a resident-only Wellness and Longevity by Nobu floor and a resident Nobu cafe. File the rules that say who may use them, whether they sit in the budget or a membership, and the price list for treatments.
The certification. The developer publishes WELL Building certification. File the certificate and its renewal date; a later buyer and an insurer may ask for it.
The position. The developer publishes water views from every living room and primary bedroom at 619 Brickell Avenue. File the plan of your line with the exposure marked, because the view line is what you paid for. The building note on the 619 Brickell by Nobu ownership file goes deeper.
The service terms. The developer names resident-only dining services, a Cipriani Residential Concierge, 24-hour staff trained by Cipriani, a designated Director of Residences and a house limousine within three miles. File the agreement that provides them, its term, and the à la carte price list for in-home dining and 24-hour catering.
The delivery statements. The developer's current statements are topped off July 2026, delivery summer 2027 and more than 80 percent sold. File each written update, because the outside date in the agreement and the extensions it allows are what you will hold the developer to.
The availability list. The September 2026 list carried the entry price for a one-bedroom with den. File the list that applied when you signed and the line you chose.
The private pool, if you bought one. Penthouses are published with private pools. File the rules on their use, maintenance and insurance, because a pool on a terrace is a structural and water question for the association as well as the owner. Read the Cipriani ownership file.
The offering filing. The developer's offering is in CPS-12 application file CP24-0079. File the number and the filed documents; they are the record of what was offered.
The licence and its clause. Casa Tua is the licensed brand and hospitality operator; the fact sheet says the project is not owned, developed or sold by the brand, and that the licence may be terminated or revoked. File that page, and ask what the building keeps if it happens. Read ORA's brand licensing terms.
The furniture inventory. Every home is sold fully furnished and move-in ready. File the inventory for your line, the condition at delivery and the warranty on the furnishings, because a later buyer, an insurer and a tenant will each ask what came with the home. Read how a furnished Miami condo goes from offer to recording for the bill of sale and the tax question.
The sales channel. Sales are through Fortune International Realty, under Fortune International Group trademarks used under licence by 1210 Brickell Owner LLC. The name on the purchase agreement, the escrow receipts and the deed must be the developer of record. Ask the title company to confirm it. Read the ORA ownership file.
Before closing: the closing notice, any amendments to the documents, the title commitment, the insurance binder for your interior and contents, the association's master policy summary, your inspection report and punch list, and the closing statement. Our page on documents before closing on a new Miami condo covers each.
After closing: the recorded deed, the owner's title policy, the developer's statutory warranties and the manufacturers' warranties, the association's yearly budgets and insurance summaries, each property tax bill, and the homestead filing if the home is your permanent residence. For a cash buyer, from offer to recording for a cash buyer in Brickell walks the sequence.
You keep the file; your adviser keeps a copy. The Brickell zone page places the three towers, and which Brickell tower has the best service compares what each licence and staff list delivers; for the bayfront version of this file, read the ownership file for an Edgewater condo. The desk reads the licence, the budget and the delivery clause with you before the 15 days end.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
