It Splits By Seniority

Sharply.

Principals and founders. Largely in houses. Coral Gables, Coconut Grove, Key Biscayne, Pinecrest, and the waterfront islands. Land, privacy and schools, generally with a driver or a short commute they do not mind.

Senior staff with families. Coral Gables, the Grove, Key Biscayne and Pinecrest, chosen for schools first and commute second.

Senior staff without children. Brickell, Edgewater, the Grove. This is the genuine condominium demographic within the hub story.

Junior staff. Brickell, Edgewater, Downtown and increasingly further out, frequently sharing, frequently renting.

The condominium demand generated by a finance office is concentrated in the childless senior segment and the rental market beneath it. It is a narrower band than the headline implies.

Why Schools Dominate

For anyone with children.

Miami’s private schools are strong and competitive for places, and the public picture varies sharply by district. Families organise around this before anything else.

Coral Gables, Pinecrest and Key Biscayne recur because of schooling, not because of the commute. The commute is tolerated.

This is why relocating executives so often end up in houses on the mainland rather than in the towers they are shown, and why sales galleries that only have towers steer them wrong.

The Commute Reality

Underestimated consistently.

Brickell to Coral Gables is short in distance and unreliable in time. Key Biscayne has one causeway. Traffic here is worse than newcomers expect and it shapes decisions quickly.

Brickell and Downtown are the only genuinely walk-to-work options for a Brickell office, which is much of why the childless senior segment concentrates there.

People who prioritised the commute frequently move once, and people who prioritised schools generally do not. That is a consistent pattern.

What This Means For A Buyer

Two practical conclusions.

If you are buying to rent to this population, the realistic tenant is junior to mid-level staff in Brickell, Edgewater or Downtown. That is a real and competitive rental market, not a scarce one, and it should be underwritten as such.

If you are relocating yourself, decide the schooling question first. It determines the neighbourhood and the neighbourhood determines whether you are buying a condominium at all.

And be aware that the sales gallery you visit has one kind of product to sell. That is not dishonesty. It is simply not advice.
