For the collector moving part of a collection to a West Palm Beach apartment, who buys walls first and views second.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
South Flagler House is the collector's building on our West Palm Beach file: a Robert A.M. Stern tower whose Park Residences on floors one to three face the Norton Sculpture Garden, with interiors by Pembrooke and Ives and sculpture in the view. Banyan Tree Residences gives the most height, 10 foot ceilings behind floor to ceiling impact glass on corner plans with wraparound terraces, drawn by OMA with Yabu Pushelberg inside. Olara is the scale choice, 275 homes with Gabellini Sheppard interiors and the NORA District walkable from the door. Alba Palm Beach is finished and on the water, with a private dining room and a screening room for a collector who entertains. None of the four publishes a price; all four are quoted through the desk. The trade-off every glass tower sets a collector is the same: the view you pay for is a wall you cannot hang.

A collector reads a floor plan for uninterrupted wall. Floor to ceiling glass on two sides of a corner home, which is what Banyan Tree and most Intracoastal plans sell, leaves the interior walls and the hallway. Ask each developer for the plan by line with wall lengths and ceiling heights marked, where the columns fall, and which walls are demising walls that may not be cut. Banyan Tree publishes 10 foot ceilings; the others on our file do not publish a height, so ask. Read how to read a Miami floor plan and ceiling heights and columns.
The Park Residences at South Flagler House are the exception in kind: one and two bedroom homes on the lower floors with private gardens on the first floor, where a sculpture can stand outside and the garden faces the Norton's own. That is a different purchase from a high floor, and a collector should decide which it wants before touring.
South Flagler House's Park Residences face the Norton Sculpture Garden, which is a fact from the developer's own material, not a brochure line. For a collector it means the view from the lower floors is a curated one, and that the household's walks pass sculpture rather than parking. Olara's developer describes Currie Park and the NORA District as walkable from 1919 N Flagler Drive; what the district holds for a collector is a thing to walk and see before contract, not a line to take from a brochure. Neither building sells the art; both sell the walk. Read South Flagler House and its neighbours and Olara and its neighbours.
Three questions, by building, in writing before contract: the dimensions of the service elevator and its door, and whether the freight route from the loading dock to the residential corridor turns a corner a crate cannot; the rules on bringing in and taking out works, including insurance certificates for the art handler and the hours; and whether a wall can be reinforced for a heavy piece under the alteration rules. Our file does not publish elevator dimensions for any of the four, which is why the question is written down. Read elevators at South Flagler House, moving into Olara and moving into Alba.
The association's master policy carries the building; the owner's policy carries the interior and contents, and a collection usually rides on a scheduled fine art policy on top. On the Intracoastal the questions are the windstorm deductible, the flood zone of the ground floor where the dock and the garage are, and what the generator carries so that a climate system keeps running through an outage. Ask for the master policy summary and the generator scope from each developer. Read Miami condo insurance and climate, insurance and the Miami buyer.
South Flagler House suits the collector who wants the sculpture garden in the view, a garden home or a Stern tower plan, and delivery in March 2027. You accept a building about 80 percent sold in its Park Residences and a limestone address rather than a glass one. Read is South Flagler House worth it.
Banyan Tree Residences suits the collector who wants height and light, 10 foot ceilings and corner glass, in a branded building with a spa floor. You give up wall for window and a published completion date. Read the Banyan Tree art climate question.
Olara suits the collector who wants a big building that runs on staff, a restaurant by Jose Andres Group downstairs and the NORA District on foot. You share 275 homes and a service elevator with them. Read is Olara worth it.
Alba Palm Beach suits the collector who wants to hang the collection this year, in a finished building of 55 homes with a screening room and a private dining room. You choose from the developer's final inventory, not the whole stack. Read is Alba worth it.
