For the owner whose boat is the reason for the water, who wants to know which new buildings put a slip below the home and what a slip is on paper.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Three buildings on our file publish a place for a boat. Alba Palm Beach, finished in June 2026, publishes a private dock with boat-slip access for owners on the Intracoastal and no fixed bridges between the dock and the Atlantic. Olara, delivering in phases from late 2026, publishes a private marina with resident slips, a captained fishing boat and a cruising yacht below a 275 home tower. Six Fisher Island publishes a private marina as one of the ways to reach an island with no bridge, beside about 50 waterfront homes. None of the three publishes an entry price, and none publishes how a slip is owned, so the first question at each is whether the slip is deeded, a limited common element, or a licence with a term.
The same five questions, from the developers' published material:
Alba Palm Beach. Price point: no published entry price. Delivery: completed June 2026, immediate occupancy, final developer inventory. Unit mix: 55 residences of two to four bedrooms plus townhomes, 1,778 to more than 4,500 square feet. Position: 4714 North Flagler Drive, west bank of the Intracoastal Waterway, direct east views of Palm Beach island; private dock with boat-slip access for owners; no fixed bridges to the Atlantic. Operator: BGI Companies with Blue Road.
Olara. Price point: no published entry price. Delivery: phased, late 2026 through 2028, construction at floor 15 in August 2026. Unit mix: 275 residences of two to four bedrooms plus den, 26 storeys, two assigned parking spaces per home. Position: 1919 North Flagler Drive overlooking the Intracoastal; private marina with resident slips, a captained fishing boat and a cruising yacht; a dockside oyster bar by Jose Andres Group. Operator: Savanna, with a 24 hour doorman, valet and security.
Six Fisher Island. Price point: no published entry price on our file. Delivery: no date on file. Unit mix: about 50 waterfront homes of three to eight bedrooms, about 3,900 to over 15,000 square feet. Position: about 650 feet of shoreline on Fisher Island; no bridge; arrival by ferry, private boat, house car and tender, or the private marina; views to Miami Beach, Biscayne Bay and the Atlantic. Operator: Related Group with BH Group and Globe Invest; a residential butler and an on-site general manager.
The question a Florida boat owner asks first, and Alba answers it in its published material: no fixed bridges between the dock and the Atlantic. On the Intracoastal, a fixed bridge sets the height of every boat that passes under it; a bascule bridge opens on a schedule. Olara's marina sits on the same waterway, further south on North Flagler Drive; the developer's material does not state the bridge position, so ask which bridges lie between the slips and an inlet, and whether they open. Six Fisher Island publishes views to Biscayne Bay and the Atlantic and arrival by water; ask the developer what the marina's depth and slip lengths are, and what lies between the marina and open water.

One of three things, and the purchase agreement should say which. A deeded slip is real property that conveys with the home or separately; it has its own line on the deed and the tax bill. A limited common element is part of the condominium's common property assigned to one home by the declaration; it cannot be sold apart from the home without the association's rules allowing it. A licence or lease is a right to use a slip for a term, granted by the association or by a marina operator, with a fee and an end date.
Ask each developer for the paragraph in the declaration or the marina agreement that defines the slip, how slips are assigned among owners, what the yearly charge is and who maintains the dock. At Olara, ask who owns the marina and the boats; a captained fishing boat and a cruising yacht are amenities with an operator, a schedule and a price per use. Read limited common elements and storage at Alba and limited common elements at Olara for the published lines, and the ownership file for a West Palm Beach condo for where the paper sits.
A dock is a structure in salt water, and it is the association's to insure, maintain and rebuild after a storm, unless the slips are deeded and the declaration says otherwise. Ask for the reserve study's line on the dock and seawall, the master policy's treatment of the marina, and the storm plan: who moves the boats, by when, and what the rules say about a boat left in a slip in a named storm. Read what a beach building's reserve study tells you for how to read the reserve lines, and Miami condo insurance for the owner's side.
The boat itself is the owner's: its insurance, its registration and the liability that follows it. Ask the association whether it requires proof of the owner's marine policy before a slip is assigned.
Alba Palm Beach suits the owner who wants the boat at the door this season, with a clear run to the Atlantic and 55 neighbours. You give up choice; only the developer's final homes remain. See the amenities at Alba and Alba: is it worth it.
Olara suits the owner who wants a marina with a crew, a restaurant on the dock and a building run on staff, and can wait for the phase. You give up intimacy and the bridge answer, which is yours to ask. See the amenities at Olara and Olara: is it worth it.
Six Fisher Island suits the owner for whom the boat is the commute, with a house-sized home on the last parcel of a private island. You give up the mainland at the door, a published price, and the club dues are a cost the association does not set. See the Six Fisher Island dossier and the Fisher Island zone page.
Who should I call about buying in West Palm Beach places the two Flagler Drive buildings, and which waterfront new construction in West Palm Beach is best reads them with South Flagler House and Edgeworth. For the island on its own terms, read Fisher Island or Downtown Miami: a private enclave or the city. The desk asks each developer, in writing, how a slip is owned and what it costs each year, before you visit with the boat in mind.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
