For the Singapore household buying a Palm Beach County home it will live in for part of the year, with family and guests arriving on their own calendar and an owner who is twelve hours away the rest of the time.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Four buildings answer, and none publishes a price. Olara is 275 homes on the Intracoastal with a private marina and twelve guest suites, delivering in phases from late 2026 through 2028. Banyan Tree Residences is 88 homes plus penthouses in downtown West Palm Beach, with a Club that travels across more than 100 Banyan Group properties and no published completion date. South Flagler House is Related Ross's Robert A.M. Stern towers, topped out and reported on track for March 2027. Caretta is 95 full-service residences in Juno Beach built around lock-and-leave service, with no published delivery date. For a buyer who is here for the season and in Singapore for the rest, the choice turns on the club and its calendar, who is allowed in when the owner is not, and how a closing is signed from the other side of the world.

Read Olara's floor plans and unit mix, South Flagler House's floor plans, what Banyan Tree publishes as amenities and what Caretta publishes as amenities.
Banyan Tree publishes the only membership that follows the owner home: The Sanctuary Club, with priority access and preferred rates across the group's properties in more than 20 countries. Olara publishes a marina with resident slips, a captained fishing boat and a cruising yacht, which are shared and therefore booked; the booking rules, the blackout dates and the charges sit in the house rules, not the brochure. South Flagler House and Caretta publish no club. A Singapore owner who is here from December to March reads the same calendar as every other owner, so the questions are how the boat and the private dining rooms are reserved in season, whether a guest may use them without the owner, and what each use costs. Read club membership obligations at Banyan Tree, boats, docks and marinas at Olara and high season and event weeks at Olara.
Whoever the owner has registered, under rules the association sets and the front desk enforces. A seasonal owner's children, parents and friends arrive on their own dates. Olara publishes twelve guest suites, which answers the overflow question in a way the others do not. Every declaration carries use and occupancy clauses that say how long a guest may stay without the owner, when a guest becomes a tenant who needs approval, and whether a family member living there alone counts. The owner reads those clauses before the reservation and registers the household's names with the desk on day one. Read who can live in your Miami condo besides you, buyer and tenant approval at Olara and lock and leave at Olara.
With a power of attorney the title company accepts or a remote online notarisation, and a wire that lands a day early. Florida closings do not need the buyer in the room, but the documents are signed before a notary, so a Singapore buyer appoints an attorney-in-fact in Florida, signs before a notary the title company and any lender accept, or uses a remote online notary. The balance is wired from a US dollar account opened before the first deposit, sent a day early because Florida's business day ends while Singapore sleeps, and confirmed by phone against the title company's known number. The name on the contract is settled first with counsel, against the US estate tax exposure of a non-resident owner, because a different name later needs the developer's consent. Read estate tax exposure for non-resident owners, owning from abroad and property management, can you close on a Miami condo without being in Florida, moving funds to a Florida escrow account, what to ask before you wire and source of funds documentation.
Olara suits the seasonal household with guests and a boat that wants a building run on staff: twelve guest suites, a marina, a resident manager and a medical concierge. You give up a boutique headcount, with 275 homes sharing the deck. Read the Olara buyer's guide.
Banyan Tree suits the owner who wants a Club that travels and a full wellness floor at home. You give up a published completion date and the water at the door. Read the Banyan Tree buyer's guide.
South Flagler House suits the buyer who wants the architecture to read as permanent and a March 2027 delivery that is reported on track. You give up a published price and most of the stock, with about 80 percent sold. Read the South Flagler House buyer's guide.
Caretta suits the simplifier who wants hotel service in a 95 home building near the Jupiter Inlet and does not need the city. You give up a published delivery date, a published unit mix and the Intracoastal. Read the Caretta buyer's guide.
Relocating from Vancouver to West Palm Beach or Juno Beach runs the same question for a household from the far side of the Pacific; Miami vs Palm Beach for a second home is the step before it. The desk reads the guest and occupancy clauses, the club calendar and the closing logistics with the Singapore buyer before the reservation.
