Relocating from Paris to Coconut Grove or Coral Gables: which building fits?

For the family leaving Paris for the Grove or the Gables, used to a notaire holding the file from promise to deed, choosing between a village canopy and a planned city, with one move to get the address right.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Two neighbourhoods and three buildings fit three different Paris families. Four Seasons Private Residences Coconut Grove is the small serviced building: 70 homes over 20 storeys, every residence with a water view, run under the Four Seasons name with an appointed Director of Residence; the developer fact sheet publishes no entry price. Cassia, in Coral Gables, is the turnkey one: 174 residences fully furnished by RH across from The Shops at Merrick Park, completing in the first quarter of 2027 on the sales team's record; the intake materials publish no entry price. Cipriani Residences Miami, in Brickell, is the dated service universe: 397 residences, topped off in July 2026 and delivering summer 2027, From $1,859,900, per the developer availability list of September 2026. The French questions, funds, title and estate, are below as mechanics for counsel. The two districts are mapped on the Coconut Grove zone hub and the Coral Gables zone hub.

Who each one suits

Four Seasons suits the family that wants the Grove as a serviced private house: seventy homes is a small building, the typical home is family scale rather than a pied-à-terre, and the service model is staffed by named roles rather than promised by a logo. What you give up is a published price and a published calendar on the material on file. Cassia suits the family that wants the Gables finished and furnished on arrival, near term, at a smaller scale inside the home, and values the RH turnkey package and the flexible stay rules over a hotel service layer. What you give up is size and a serviced building. Cipriani suits the family that decides the Grove and the Gables are the weekend, not the address: a dated delivery, a full service universe and Brickell height. What you give up is the low rise, leafy register the move from Paris usually seeks. The first calls are framed in who should I call about buying in Coconut Grove and who should I call about buying in Coral Gables, and the sibling read is relocating from Paris to Surfside or Bal Harbour.

The notaire habit, read against the Florida closing

A Paris buyer is used to one officer holding the whole file: the notaire collects the funds, checks the title, and the deed is an authentic act. Florida splits those jobs. An escrow agent holds deposits under the contract, a title company closes, and the buyer's own attorney is the person who reads the developer's filed documents against the family, inside the rescission window after they are received. Funds move by wire to the escrow agent named in the contract, confirmed by voice on a number already held, never from the email that carried the instructions, with the euro to dollar path and the bank's source of funds review built into the schedule. None of this is advice; it is the shape of the closing the buyer's counsel will run, listed so the file can be assembled before the reservation.

Title, estate and the questions for counsel

How the home is held, in a personal name, through a French or United States entity or in a trust, decides privacy, liability and tax treatment under both systems, and it is counsel's call, made before closing rather than corrected after it. United States real property is a United States situated asset, and a non-resident owner can face United States estate tax exposure on it above a threshold far smaller than a citizen's; how that reads against French succession habits, forced heirship and the family's existing holdings is a two country conversation, held while the holding can still be chosen freely. The desk frames the list and sits in the first conversation so nothing is lost between the two legal systems; it does not answer the questions itself.

Common Questions

Questions buyers ask

Which building suits a family relocating from Paris, the Grove or the Gables?
Four Seasons for the small serviced Grove building, Cassia for the turnkey Gables home delivered near term and furnished by RH, Cipriani for the dated Brickell service universe. The neighbourhood decides before the building.
What are the published entry prices of the three?
Only one of the three publishes one: Cipriani Residences Miami, From $1,859,900 per the developer availability list of September 2026. The Four Seasons fact sheet and the Cassia intake materials publish no entry price.
When does each building deliver?
Cassia's estimated completion is the first quarter of 2027, per the sales team. Cipriani publishes delivery summer 2027, topped off in July 2026. The Four Seasons fact sheet on our file carries no delivery date.
Can a French citizen buy a condo in Coconut Grove or Coral Gables?
Yes. Florida requires neither citizenship nor residence to own a home, in a personal name or through an entity. Which holding form suits a given family is a question for counsel on both sides before closing.
What replaces the notaire in a Florida purchase?
No single officer. An escrow agent holds the deposits, a title company closes, and the buyer's own attorney reads the developer's filed documents inside the rescission window. The buyer's counsel runs the file the notaire would hold.
Does a French buyer face US estate tax on a Florida condo?
United States real property is a United States situated asset, and a non-resident owner can be exposed to United States estate tax on it above a threshold far smaller than a citizen's. Read against French succession law, it goes to counsel before closing.Read the full answer
How big are the Four Seasons Coconut Grove homes?
Typical residences run from about 2,025 to 3,975 square feet, in a building of 70 homes over 20 storeys. Every residence has a water view, ceilings of 10 feet or higher and a private foyer off a dedicated elevator.
Is Cassia furnished?
Yes, fully: 174 turnkey residences finished and furnished by RH, of one to three bedrooms and 662 to 1,439 square feet, with assigned parking included and flexible ownership on a minimum three day stay.
Who operates or brands each building?
Four Seasons lends its name under licence, with an appointed Director of Residence running the service model. RH furnishes Cassia, with no hotel operator. Cipriani runs its own dining, concierge and staff training.
Who should a Paris family call first?
Counsel on both sides of the Atlantic for the title, estate and succession list, the sales teams for current releases, and the desk to read the Grove against the Gables before a building is chosen.
