For the buyer who has ordered the furniture eight months out, has a designer waiting on a measurement, and has just been told the building's date has moved.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
After closing, with the measuring done before it by permission and the furniture stored until the building lets it in. A buyer of a new condominium does not own the home until the deed records, so the designer's site visit before closing happens only when the developer allows it, usually at the pre-closing walk-through, and nothing is installed before the keys. Between the day the furniture arrives and the day the elevator is booked, the pieces live in off-site storage, bonded if they came through customs, and insured by the buyer. The building then governs the installation: a move-in deposit, a freight elevator reservation, certificates of insurance from every installer, hours, and floor and wall protection. The developers on our file who sell furnished lines, Waldorf Astoria's junior suites, Delano's select lines and NoMad's every residence, are selling the calendar as much as the furniture.
Measuring is a request; installing is a right that begins at closing. Before the deed records the home is the developer's, and access is granted on the developer's terms: a buyer asks the sales team whether a designer may attend the pre-closing walk-through with a tape, whether the developer's own plans with dimensions can be released earlier, and whether a model residence of the same line can be measured instead. The plans are approximate until the walls stand, so a designer who orders from the floor plan orders to a tolerance and confirms at the walk-through. After closing, the furniture enters when the building's rules allow it, not when the truck arrives, which is why the elevator booking is made the day the closing date is fixed. The furniture waits and the buyer pays for the wait. Delivery dates at new buildings move, the contract's outside date is the only one that binds, and a sofa ordered to a brochure month arrives to a storage bill. A buyer who orders long lead pieces reads the contract's delivery clause first, asks the designer to stage orders against the certificate of occupancy rather than the projected month, and books storage for a term that can be extended. The other direction happens too: a building that finishes early calls the buyer to close, and a buyer whose furniture is still being made closes into an empty home or asks for time. Read delivery timelines and how they slip, which dates in a Miami pre-construction contract can you not miss and can you get more time to close on a new Miami condo.
They clear customs on their own calendar. Furniture, art and fixtures imported for a Miami home arrive through a customs broker, carry duty at the rate their classification sets, and need a consignee with a US address and a place to go, which before closing is not the home. A buyer shipping a container from Europe or Latin America books bonded or off-site storage in South Florida for the gap, insures the goods in transit and in storage under a policy the storage company does not provide, and asks the building two questions in advance: whether a container may be unloaded at the loading dock or must be broken down off site, and whether the freight elevator takes the longest piece. The building's deliveries rules answer the second; the first is answered by the dock and the street. The same four things of every trade. A move-in or installation deposit, held against damage and returned after an inspection; a reservation of the freight elevator for a window on a weekday, with pads up and a porter present; a certificate of insurance from each installer naming the association, with the limits the rules set; and the protection of floors, walls and the corridor from the dock to the door. Hours are set by the rules, and a building with a hotel in it sets them around the hotel's own deliveries. An installation that moves a wall, a floor or a fixture is a renovation, not furnishing, and goes to the board for approval first. Damage to the common areas is charged to the owner and recovered from the installer's insurer, which is why the certificate matters more than the quote. For the buyer who wants the calendar solved, sometimes. Waldorf Astoria Residences Miami publishes furnished junior suites among its lines; Delano Residences publishes furnished suites in select lines and ~421 fully finished residences; NoMad Residences Wynwood publishes every residence fully furnished and curated by DesignAgency, in a building that opened in May 2026. A furnished line removes the storage, the customs and the elevator weeks, and replaces them with the developer's choices and a specification the buyer reads as carefully as a floor plan: what is included, what is a rendering, and what the warranty covers when a chair, rather than a wall, fails. The buyer who wants their own pieces reads the furnished line as a benchmark for what a finished home costs in time, and plans the gap. Read furnished or unfurnished: which new Miami condo, floor plans and unit mix at Delano and the NoMad Residences buyer's guide. The desk reads the delivery clause, the deliveries rules and the furnished specification with the buyer before the reservation, and the first year of owning a Miami condo picks up where the elevator pads come down.
