How do deliveries and packages work at a Design District or Wynwood condo?

For the owner who buys in the district for the galleries and the flagships, is often away when the box arrives, and wants to know who signs for it and where it sits until they are back.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Through the front desk, under rules the association writes, and the three buildings on our file staff that desk differently. Kempinski Residences Miami Design District publishes daily management by Kempinski Group with no hotel on the site, private elevator lobbies and house cars, ~132 homes, From $3,700,000. Fouquet's Hotel & Residences Miami publishes a 24 hour concierge, a 28 foot lobby and below grade valet and self parking under a hotel it operates, 143 homes, no published price. NoMad Residences Wynwood publishes a 24 hour concierge, security and valet in a finished building of 329 furnished homes that allows short-term rental, From $815,900. None of the three publishes a package room, a refrigerated locker or a loading dock, so those are the questions, asked in writing, and this page says what to ask and what the answers mean.

Who signs for a package, and who is responsible for it?

The front desk signs, in every building that staffs one around the clock, and the house rules say what that signature means. Most Florida associations accept packages as a courtesy and write into the rules that the association is not responsible for loss or damage, so the owner's protection is the courier's insurance and the owner's own policy. The questions to ask each sales team are plain: is the desk staffed 24 hours, as Fouquet's and NoMad publish; does it accept packages for owners, and for short-term guests, which matters at NoMad where the neighbours change; where does a package wait, in a locked room, behind the desk or in a locker; and how long before it is returned to sender. Nothing on Kempinski's file says where a box sits. Read how to read the amenity rules before buying a Miami condo, living part-time in the Design District or Wynwood and Miami condo insurance.

Is anything kept cold?

Only if the building built a refrigerated room or locker, and none of the three publishes one. A buyer who has groceries or medicine delivered while away asks whether there is a cold room, who has the key, how long a cold package is held, and whether the desk will put it in the owner's own refrigerator. In a hotel building like Fouquet's the hotel's kitchens exist, but the residences' access to them is a line in the shared facilities agreement, not a right. Where there is no cold room the answer is a delivery window the owner is home for, or a housekeeper with a key, which is a different question about who may enter the home. Read can the building enter your Miami condo when you are away and who can live in your Miami condo besides you.

How does a crate from a gallery get upstairs?

Through the loading area and a freight or padded elevator, in a window the building reserves, with a certificate of insurance from the mover on file and, for anything of value, a bonded art handler rather than a courier. That is the same at all three, and it is the thing a buyer in this district does most. The questions are the dimensions of the elevator cab and the door, which decide whether the painting goes up flat or on edge; whether the move-in rules apply to a single crate; the deposit against damage to the corridors; and whether the handler's certificate has to name the association. Kempinski publishes private elevator lobbies, which puts the crate at the owner's door without a corridor. Read which new Miami condos suit an art collector, which Design District or Wynwood condo suits an art collector and what a new Miami condo requires before you can move in.

What does a hotel, or short-term renters, change at the door?

Volume and strangers. At Fouquet's the desk serves hotel guests and owners, and the owner's package competes with a hotel's luggage; the shared facilities agreement and the house rules say whether owners have their own desk, elevator and storage. At NoMad, where short-term rental is allowed, the building is designed for arrivals and departures every day, so the owner asks how a package for a long-term resident is kept apart from a guest's. Kempinski has no hotel and sells its 18 guest suites to residents only, so the door serves ~132 households and their own visitors. In Art Week all three run at capacity, and a December delivery is booked in November. Read can you rent out a condo in Wynwood or the Design District, high season and event weeks at NoMad and hotel guests and resident spaces at Fouquet's.

Who each one suits, and what you give up

Kempinski suits the owner who wants the fewest strangers at the door, a private elevator lobby and a management company rather than a hotel, From $3,700,000. You give up a hotel's round-the-clock reach and any published package room. Read the Kempinski dossier.

Fouquet's suits the owner who wants a 24 hour desk with a hotel's staff behind it and self parking below, and accepts sharing the lobby. You give up a published price and an owners-only desk until the shared facilities agreement is read. Read the Fouquet's buyer's guide.

NoMad suits the owner of a furnished home who is here part of the year and rents it the rest, with a 24 hour desk built for turnover, From $815,900. You give up a quiet lobby and a package shelf that is yours alone. Read the NoMad buyer's guide.

The Design District zone page maps the three; what to ask before reserving in the Design District or Wynwood carries the wider list. The desk reads the house rules on packages and the shared facilities agreement with the buyer before the reservation.

Common Questions

Questions buyers ask

Will the concierge accept packages at a Design District condo?
Where the desk is staffed 24 hours, as Fouquet's and NoMad publish, usually yes, as a courtesy under rules that disclaim responsibility. Where and for how long are questions for the house rules.
Is the building liable if a package is lost?
Usually not. Most association rules accept packages as a courtesy and exclude liability. The courier's insurance and the owner's own policy are the cover; a valuable item goes by bonded handler, not by parcel.
Does Kempinski have a hotel on the site?
No. The developer publishes no hotel, daily management by Kempinski Group, and 18 guest suites sold to residents only, so the door serves owners and their visitors.
Can short-term guests at NoMad receive packages?
The developer publishes short-term rental as allowed and a 24 hour concierge. How guest and owner packages are kept apart is a house rule the buyer reads before reserving.
Is there a refrigerated package room in these buildings?
None of the three publishes one. A buyer who needs cold storage asks for the room, the key holder and the holding time in writing.
How do I get a large painting into a new Miami condo?
By booking the freight elevator and a window with the desk, filing the handler's insurance certificate, and paying any move-in deposit the rules set. The cab and door dimensions decide the route.
Does a private elevator lobby change deliveries?
Yes. Kempinski publishes private elevator lobbies, so a crate or a box arrives at the owner's door without a shared corridor; who rides the elevator with it is still the desk's rule.
Can Fouquet's owners use the hotel's services for deliveries?
The developer publishes owner access to hotel services and amenities. Which services, at what charge and whether an owners' desk handles packages is in the shared facilities agreement.
What happens to deliveries during Art Week?
The buildings run at capacity and freight windows fill early. An owner expecting a crate in December books the elevator in November and confirms the handler's certificate is on file.
Who should I call about deliveries before buying in the Design District or Wynwood?
The sales team for the house rules on packages and the move-in rules, a Florida real estate lawyer for the shared facilities agreement where a hotel shares the site, and the desk to read them with you.
