How Buying Here Works

A purchase at a building like this runs in a fixed order. A reservation holds a residence while the purchase agreement and the condominium documents are read. The contract is signed with the developer, and Florida law gives the buyer of a new condominium fifteen days after signing and receiving the documents to cancel without penalty. Deposits are then staged through construction rather than paid at once, and closing happens when the building is complete and the residence can be delivered.

Deposits are held in escrow under Florida law, and the portion above ten per cent may be released to the developer for construction if the contract says so. Which schedule applies, how many stages there are and when each falls due is set by the developer for each release, and it changes.
