Brickell or Edgewater: how do walkability and service compare?

For the buyer choosing a Miami home by what is outside the door and who is inside it, who would rather walk to dinner than drive to it and wants to know which side of the causeway makes that true.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Brickell walks; Edgewater is walked along. ORA by Casa Tua, From $952,900, publishes the Metrorail and Metromover Brickell stations nearby and calls its block the centre of Brickell, which is the only train-at-the-door sentence in any of the five fact sheets. Cipriani, From $1,859,900, answers the same question with a house limousine within three miles. Nobu, From $2,950,000, sits on the Brickell waterfront. In Edgewater, Villa Miami, From $5,750,000, publishes the Baywalk at the door and the Design District a few minutes west, and Anantara, From $1,800,000, describes a site where the Design District, Wynwood, Midtown and the causeway to the beach meet. Service runs the other way: the two Edgewater towers publish a hotel and an estate manager; the Brickell three publish a brand's staff.

What does each front door actually walk to?

Read the fact sheets for verbs. ORA's publishes two stations, which means the airport, Downtown and the Health District without a car, and it is the only sheet of the five that does. Cipriani's publishes a limousine, which is a different answer to the same question: the building drives you three miles, and South Miami Avenue's restaurants are the walk. Nobu's publishes the water and says nothing about the street. Villa Miami's publishes the Baywalk, the public path along the bay, at the door, and puts the Design District "a few minutes west", a phrase that means the car for most households. Anantara's names four neighbourhoods meeting at its site, which is a map, not a walk. The honest reading is that Brickell's three sit in a grid with a train through it and Edgewater's two sit on a shore with a path along it. Read living without a car at ORA, living without a car at Villa Miami and where Nobu is, and is it on the water.

Who is on the door, and who do they answer to?

Three different employers. At Cipriani the staff are trained by the brand and led by a Director of Residences, and the dining room is for residents only; the sheet reads like a private house with a famous kitchen. At Nobu the published service is a cafe and a wellness floor, so the door is a condominium door with a brand on the menu. At ORA, Casa Tua operates the residential experience under a licence the fact sheet says may be terminated or revoked, which is the sentence to read before the sentence about the sky park. At Anantara a hotel answers the door, with ~50 suites of guests in the same tower, and the service the residents keep for themselves is the ~25,000 square feet the sheet marks private. At Villa Miami an estate manager and a curator are on site and Major Food Group programs the building, with a chef who comes upstairs. A buyer reads the management agreement at each to learn who can be replaced and by whom. Read which Brickell tower has the best service, hotel guests and resident spaces at Anantara and who manages a new Miami condo and what the management agreement says.

What does the service cost you on each side?

The same two things, in different shares. The association fee divides the building's staff among its owners, so 397 shares at Cipriani and ~300 at Nobu spread a 24 hour door widely, while ~70 at Villa Miami carry an estate manager, a curator and three club levels between them. The second cost is the brand's: resident only dining at Cipriani is a room, not a free meal, and the annual benefit fee that some branded towers charge for the brand's privileges is a line to ask for at every one of the five, because the fact sheets on our file do not publish one. A buyer who wants the number reads the developer's estimated budget, which lists the staff and the operator's fee, rather than the brochure, which lists the restaurant. Read what goes into the yearly cost of an Edgewater condo, how to read the developer's estimated budget and the association budget at Cipriani.

Who each one suits, and what you give up

ORA suits the buyer who will not own a car in Miami, wants a furnished home and accepts a licensed brand. You give up the water; the sheet publishes views of it. Read the ORA buyer's guide.

Cipriani suits the buyer who wants to be driven, dine downstairs and be known by name in a building of 397. You give up the small building. Read Cipriani: what to know before you buy.

Nobu suits the buyer who wants the water under the window and the wellness floor over the lobby. You give up a published date. Read the Nobu dossier and the Brickell zone page.

Anantara suits the buyer who wants a hotel's hours and a garden in Edgewater. You give up the door; guests use it too. Read the Anantara dossier.

Villa Miami suits the buyer who wants the bay on two faces, a path along it and a restaurant family running the house. You give up the train, the price point and the certainty of the dock. Read the Villa Miami dossier and the Edgewater zone page.

The desk reads the management agreement and the estimated budget with the buyer at whichever door is chosen.

Common Questions

Questions buyers ask

Which Brickell condo is closest to the Metrorail?
ORA by Casa Tua is the only one of the five whose fact sheet names the Metrorail and Metromover Brickell stations as nearby. Cipriani and Nobu publish their addresses on South Miami Avenue and Brickell Avenue without naming transit.
Is Edgewater walkable?
Villa Miami publishes the Baywalk at its door and the Design District a few minutes west; Anantara publishes a site where four neighbourhoods meet. Neither sheet names a train, so the honest answer is a walk along the bay and a car for the rest.
Does Cipriani Residences have a car service?
The developer publishes a house limousine within a three mile radius, alongside a residential concierge and 24 hour staff trained by Cipriani.
Which building is run by a hotel?
Anantara Residences Miami. Anantara, part of Minor Hotels, runs a tower that holds ~50 hotel suites, ~120 resort residences and ~100 condominium homes.
Who runs Villa Miami day to day?
Major Food Group, under the Villa licence, with an on site estate manager and curator. The restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed.
Can the Casa Tua brand leave ORA?
The developer's fact sheet says the licence may be terminated or revoked, and that the project is not owned, developed or sold by the brand. The buyer reads the licence term in the condominium documents.
Which of the five is on the water?
619 Brickell by Nobu, Anantara and Villa Miami. ORA and Cipriani publish views of Biscayne Bay from their avenues.
Do residents at Cipriani share the restaurant with the public?
The developer publishes resident only dining by Cipriani with in-home dining and 24 hour catering. Whether any space is open to non-residents is read in the condominium documents.
What is Bosco at ORA?
A sky park set 500 feet above the city, between floors 42 and 45 of the 77 storey tower, with what the developer calls the premium views above it.
Who should I call about Brickell or Edgewater?
The sales team of each building for plans and the current release, a Florida real estate lawyer for the management agreement and the licence, and the desk to read the estimated budget with you before the reservation.
