Sunrise and sunset exposures suit different people so completely that the same residence is excellent and unacceptable depending on who is standing in it.

The developer’s delivery record. What they have built, when it completed against what was promised, and what changed in between.
The building’s density. Twenty five residences and three hundred and twenty four residences produce entirely different daily lives and entirely different assessment exposure.
What the brand obligates after closing. Annual cost, duration and what happens if the relationship ends.
The best penthouse in Miami is the one whose exposure matches when you are awake, whose building density matches how private you want to be, whose outdoor space you actually own, and whose developer has delivered before.
That is four criteria and they narrow the field very quickly, usually to two or three residences rather than twenty.
It is a less satisfying answer than a ranked list and it is the one that survives contact with a real purchase.
