The Residence

What sits at the top of the building.

A three storey residence reported at more than 15,000 square feet with a private infinity pool and dedicated wellness space, revealed in December 2025 and conceived by Vicky Charles of Charles & Co.

Published descriptions place the penthouse levels at the top of the tower, above a residential stack of half floor and full floor homes. Sources differ on the exact level numbering, which is common at this stage.

In a building of roughly 70 residences where the standard product is already a full floor, the penthouse is a difference of degree rather than of kind.

What The Public Record Says

Figures, and what kind of figure each one is.

Marketed at a reported $55 million on reveal in December 2025. This is an asking figure, reported by the developer through the trade press.

The building’s standard residences have been publicly described as starting around $4.5 million for a half floor and around $8.5 million for a full floor, which gives an unusually clear sense of where the penthouse sits relative to the rest of the stack.

Published figures for the building differ across sources: storey counts of 55, 56 and 58 all appear, and residence counts between 60 and 72. We are using 56 storeys and roughly 70 residences, which are the figures in the most recent construction reporting. Treat all of them as approximate until the developer documents confirm.

The Building Underneath

A penthouse is only as good as the building it crowns.

Developed by Terra with One Thousand Group in partnership with Major Food Group, at 710 NE 29th Street on Biscayne Bay. Architecture by ODP Architecture and Design under Kurt Dannwolf, interiors by Vicky Charles, landscape by Enzo Enea. Built by Moss Construction.

A 650 foot tower with a copper coloured exoskeletal structure, a rooftop helipad, an on site dock and an estate manager. Completion indicated late 2027, with construction past the halfway mark as of early 2026.

The Major Food Group involvement is the distinguishing feature: kitchens designed with Mario Carbone and a ground floor waterfront restaurant. It is the firm’s first residential branding, which cuts both ways.

What The Drawing Does Not Tell You

The part a sales gallery does not lead with.

A rooftop helipad above a residential tower is a genuine amenity and a genuine noise question for the residences immediately beneath it. Ask what the operating restrictions are and how often it is expected to be used.

A branded residence whose brand is a restaurant group is a new arrangement. Establish what the branding obligates after closing, what it costs annually, what happens if the relationship ends, and whether any of it is guaranteed for a defined term.

Construction is past halfway for a late 2027 delivery, which is a reasonable position. Ask what the current schedule says rather than what the original one did.

The Shift

Ask what the brand is contractually obliged to deliver.
