The residences at the top of a 25 storey building of roughly 56 homes, on approximately 2.67 acres with around 200 linear feet of private shoreline. Homes across the building run from three to six bedrooms at roughly 3,300 to 12,600 square feet.

At the upper end of that range a residence is house sized. The distinction between a large residence and a penthouse in a building like this is narrower than in a 400 unit tower, because the standard product is already generous.

Roughly 56 homes on 200 feet of private beach is the number that matters here.

What The Drawing Does Not Tell You

Roughly 56 households carrying an oceanfront building with a full service model produces a specific monthly figure and a specific exposure to any assessment. Get the projected operating budget and read the assumptions rather than the total.

Private shoreline of about 200 linear feet is a genuine scarcity and it is also a coastal maintenance obligation. Ask how beach and dune management is funded and by whom.

Ask what SOM specified and what survived. A signature practice on the drawings and a delivered building are two different things, and the difference is where the premium is either earned or lost.
