Low density is the entire proposition. With roughly two residences per floor across most of the building, the shared spaces carry a small number of households, and the lift and lobby experience is closer to a large house than to a resort.
The trade off is the same one every boutique building makes: fewer residences to spread fixed costs across, which shows up in the monthly figure and in how a special assessment lands.
A rooftop of roughly 3,000 square feet with a pool sits on top of the building envelope. Ask, in writing, whether that rooftop is deeded to the residence, held as a limited common element assigned to it, or licensed, because the three arrangements differ in what you own, what you may alter, and who pays when the waterproofing beneath the pool fails.
A pool on a roof is a structural and maintenance instrument, not an amenity. In a twenty five residence building the cost of remediating one is spread across twenty five households, and the household directly beneath the pool has the most exposure to how well it was built.
The dual water outlook depends on what stands to the west. Establish what is permitted on the parcels between this building and the bay before treating the bay view as permanent.
