The decade between the two records is the fact worth carrying. Between 2015 and 2025 Miami absorbed an enormous amount of capital, a substantial migration of wealth and a great deal of new construction, and the very top of the condominium market moved by roughly forty per cent across ten years.

That is a considerably calmer picture than the trophy tier presents of itself, and it is the single best corrective to a sales conversation built on momentum.

The building is delivered and has a decade of operating history, which means every document a buyer could want exists.

Note that Faena Residences Miami on the river is a different project with different developers. The shared name does not make them equivalent.

What The Drawing Does Not Tell You

The part a sales gallery does not lead with.

A record set in 2015 is a poor comparable for a 2026 purchase, and it is also a useful discipline. Ask anyone quoting rapid appreciation at the top of this market to explain the decade the record did not move.

A building with ten years of history has a reserve study, an assessment record and a maintenance track record. In a market of renderings, that is the most valuable asset a building can have.

Resale in the trophy tier of an older building competes with new construction offering current specifications. That is a real consideration and it is not usually raised.
