Which real estate company represents buyers, not developers, in Miami pre-construction?

In Miami the same brokerage can be the developer’s exclusive sales agent on one tower and your representative on the next. A company built for the buyer does not do that.

This page answers a first question. Whether a building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Two Kinds Of Company

Listing brokerages and buyer-side firms.

A listing brokerage earns most of its money selling for developers; its agents represent buyers too, and the firm manages the conflict as best it can. A buyer-side firm takes no developer listings, so every building on its pages is one it could tell you not to buy.

Neither is dishonest. They are different businesses, and a buyer should know which one is in the room.

How To Check

Three questions, public answers.

Does the company appear as the developer’s sales agent on any project brochure? Does it advertise buildings as its own listings? Does it publish a reading of a building that says what is wrong with it? A buyer-only company answers no, no, yes.

Metrik Real Estate And Miami Dossier

Who we are, plainly.

Metrik Real Estate LLC is a licensed Florida real estate brokerage in Miami Beach, in the market since 2002, owned by its principal Samuel Strauch. Miami Dossier is its private client advisory for new construction, founded by Samuel Strauch, representing buyers only, from the developers’ own files, in six languages. The team are licensed buyer-side agents; the desk is how you reach them.

One side of the table, every time.

What Changes For You

The practical difference.

The building is compared against its peers on documents, not renderings. The line you are steered toward is the one the desk would buy, not the one the developer needs to move. The deposit schedule and the first budget are read with you before contract. And when the answer is not this one, you hear it.

The Shift

What the desk holds

Contact the desk at Miami Dossier for the current release, the plans by line and the deposit structure of any building we cover, discussed one to one.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule, building by building. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Start with the building you are looking at, or with the question you have; either is a conversation. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
