Yes, if the wire and the plan allow it, and both are decided before you move in. At Villa Miami the internet arrives through a provider the developer chose, often under a bulk contract paid inside the monthly budget, and the office is a den or a spare bedroom the floor plan already drew. Here is how to read the connection, the signal, the room and the quiet before contract, and what to ask for in writing.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
A new tower is wired once, during construction, by the carriers the developer let in. Many new Miami buildings sign a bulk agreement: one provider serves every home, the cost sits in the association budget as a single line, and an owner pays it whether they use it or not. The agreement has a term and a renewal the board decides later. Ask for the provider at Villa Miami, the speed promised to each home, whether a second carrier has fibre in the riser, and whether an owner may bring a connection of their own. One wire is one point of failure, and a contract that looks cheap in the budget can be slow at the desk. The homes the wire serves: 55 floors, 49 of them residential, three of club · ~70 homes by the public record, every one a half floor or a full floor · a three level penthouse at the crown. The building it climbs: ODP Architects · a cast bronze exoskeleton over a faceted glass amenity podium.
The Villa Miami dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
Concrete and impact glass stop a phone signal as well as they stop a storm, so a high floor at Villa Miami can show full bars on the terrace and none at the desk. Some towers install a distributed antenna system that carries the carriers’ signal through the building; others rely on wifi calling. Ask whether one exists and which carriers it serves. Then read the plan: where the telecom closet sits, whether the den has a door and a window, how far it is from the kitchen and the children’s rooms, and whether a bedroom can give up a closet for a desk without an alteration approval. The plans as the developer describes them: Villa Mezzo half floors of 3 to 4 bedrooms, ~2,940 to ~2,970 SF interior · Villa Piano full floors of 4 to 5 bedrooms, ~5,900 to ~5,960 SF interior · Villa Doppio duplexes · two terraces on every home, sunrise and sunset · 10 to 11 foot ceilings. Where the signal has to reach: 700 NE 29th Street, East Edgewater · bay frontage on two sides of the building · 360 degree views across the bay, the ocean and the skyline · the Baywalk at the door, the Design District a few minutes west.
A weekday at home at Villa Miami sounds different from a weekend tour. Ask what sits around your line: the elevator machine room, the pool pumps, the trash chute, the garage ramp, the street at eight in the morning, and the site next door for the next two years. Then the power. A building generator carries the life safety systems, and sometimes one outlet in each home; the modem on your desk is rarely on that circuit unless the plan says so, and a small battery of your own is the cheaper answer. Many new towers add a business lounge, a boardroom and a few private offices downstairs; ask the booking rule, the hours and whether they are resident only. What the building lists: ~20,000 SF over three club levels by Charles and Co · a Lake Como style floating pool vessel on the bay · MFG restaurant with private dining for residents · juice bar and coffee lounge · Italian thermal spa with plunge pools, steam and sauna · Technogym fitness with yoga, pilates and boxing studios · screening room, game room, library, boardroom · private vaults · on site estate manager and curator. The operator behind the service, where there is one: Villa, under licence from Major Food Group · the building programmed and serviced by MFG · the restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed.
Before contract ask the developer of Villa Miami for six things in writing: the internet provider and the term of the bulk agreement, the speed promised to each home, whether a second carrier is in the riser, whether a distributed antenna system is installed, which outlets the generator carries, and the hours and rules of the shared office. Where the answers are vague, the first budget says more than the sales team. Who answers: Terra with One Thousand Group · developer of record 710 Edge Property LLC. What was settled at contract, long before the first call: The deposit schedule is held by the desk and read with you before contract.
The trade-off is the view against the signal. The high floor that sells Villa Miami is also the one furthest from the street’s cell sites and most alone when the wire fails; the lower line is nearer the fibre and the carriers and sees less sky. The desk reads the bulk agreement, the plan and the first budget for Villa Miami with you before contract.
The brochure sells the view. The work happens on the wire.
