The estate manager asks a different set of questions from the buyer: not what the building promises, but how it runs. Here is the frame for Villa Miami.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Villa Miami is at 700 NE 29th Street, East Edgewater · bay frontage on two sides of the building · 360 degree views across the bay, the ocean and the skyline · the Baywalk at the door, the Design District a few minutes west. The Villa Miami dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison. This page is the estate manager’s reading of it, as a framework to verify, never as a finding.
The record, in the developer’s words: Development: Terra with One Thousand Group · developer of record 710 Edge Property LLC. Brand: Villa, under licence from Major Food Group · the building programmed and serviced by MFG · the restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed. Architecture: ODP Architects · a cast bronze exoskeleton over a faceted glass amenity podium. Interiors: Charles and Co, Vicky Charles.
Compare as you read: Anantara Residences Miami and Alba Palm Beach answer the same questions differently, and the desk holds the documents for all three.
The questions: is there a resident notification system, who operates it, what does it cover (fire, storm, power, water), and is it tested. The answers sit with the manager and in the emergency plan, which an operator-level audit asks to see.
Villa Miami is 55 floors, 49 of them residential, three of club · ~70 homes by the public record, every one a half floor or a full floor · a three level penthouse at the crown. Ask how many elevators serve the residential floors, which are on emergency power, what the refuge plan is for residents who cannot use stairs, and how service and resident traffic are separated.
Published amenities: ~20,000 SF over three club levels by Charles and Co · a Lake Como style floating pool vessel on the bay · MFG restaurant with private dining for residents · juice bar and coffee lounge · Italian thermal spa with plunge pools, steam and sauna · Technogym fitness with yoga, pilates and boxing studios · screening room, game room, library, boardroom · private vaults · on site estate manager and curator. The operational questions are staffing levels, hours, booking rules, and which costs sit in the association budget against which sit in a separate club or program fee.
Villa, under licence from Major Food Group · the building programmed and serviced by MFG · the restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed. For any branded building the licence has a term, a fee, conditions of termination and a mechanism for replacing the operator. An operational audit reads that agreement, or asks why it cannot be read yet.
Same name, different building. Audit the operator, not the logo.
One page per system: life safety, vertical transport, amenities, brand and management, building envelope and warranties. For each: the document that answers it, the person who signs it, the date it was last tested. The desk builds the frame; the answers come from the developer and the manager; conclusions belong to the buyer and their advisers.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For an estate manager that means the operator and the plan before the amenity list. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
