Miami has a season, and a tower feels it. From Art Week in early December to the race weekend in May the city fills, every owner at Villa Miami is home at once, and the building runs on its rules: how many guests a home may register, how far ahead the guest suite and the party room are booked, what the valet does when fifty cars arrive for dinner, and when the music stops. Here is what to read before your first season.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
The year in Miami runs on a few fixed weeks. Art Week around Art Basel in early December, when Miami Beach and the Design District fill with fairs. The boat show in February and the Fort Lauderdale show in the autumn, which bring the yachts and their owners. The race weekend in May, when the hotels sell out across the county. Between them sits the winter itself, November to April, when the part-time owners are all home. A tower that is calm in August is a different building in February. Ask the manager at Villa Miami which weeks fill the guest suites first, and book your own early. Where Villa Miami stands in the traffic of those weeks: 700 NE 29th Street, East Edgewater · bay frontage on two sides of the building · 360 degree views across the bay, the ocean and the skyline · the Baywalk at the door, the Design District a few minutes west.
The Villa Miami dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
The declaration and the rules at Villa Miami say how many guests a home may host, for how long, and how they are registered at the desk. A friend in your spare room is a guest. A paying visitor is a tenant, whatever the booking site calls it, and the lease minimum and the city’s rules on short stays apply. Many towers keep guest suites that residents book for family at a nightly rate; ask how many there are, how far ahead they open, and whether season weeks are rationed. Ask too whether an owner may lend the home to a guest while away; some rules treat an unaccompanied guest as a lease. The homes and the rooms that decide how many can stay: Villa Mezzo half floors of 3 to 4 bedrooms, ~2,940 to ~2,970 SF interior · Villa Piano full floors of 4 to 5 bedrooms, ~5,900 to ~5,960 SF interior · Villa Doppio duplexes · two terraces on every home, sunrise and sunset · 10 to 11 foot ceilings. How many households share the guest suites and the desk: 55 floors, 49 of them residential, three of club · ~70 homes by the public record, every one a half floor or a full floor · a three level penthouse at the crown.
Every amenity floor at Villa Miami has a booking rule and a price: a dinner in the dining room, a party on the pool deck, a screening. Ask how far ahead residents may book, what the deposit and the cleaning fee are, whether a caterer needs a certificate of insurance and a service elevator slot, and whether the building can close a space for an event of its own. Where an operator runs the building, ask how a resident’s table or treatment is prioritised against a hotel guest’s in the weeks the hotel is full. Then ask about the driveway: how many cars the valet can take at once, where a driver waits, and how a dinner for twenty arrives without a queue in the street. Quiet hours and the fine are in the rules. The spaces that get booked first: ~20,000 SF over three club levels by Charles and Co · a Lake Como style floating pool vessel on the bay · MFG restaurant with private dining for residents · juice bar and coffee lounge · Italian thermal spa with plunge pools, steam and sauna · Technogym fitness with yoga, pilates and boxing studios · screening room, game room, library, boardroom · private vaults · on site estate manager and curator. The operator whose season this also is: Villa, under licence from Major Food Group · the building programmed and serviced by MFG · the restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed.
Before the first December ask the manager at Villa Miami for the guest rules, the guest suite tariff and booking window, the amenity booking rules and fees, the valet capacity and the driver rule, the quiet hours, and the calendar of building events. Who answers for the plan: Terra with One Thousand Group · developer of record 710 Edge Property LLC. The building the season fills: ODP Architects · a cast bronze exoskeleton over a faceted glass amenity podium. What was settled at contract, long before the first dinner: The deposit schedule is held by the desk and read with you before contract.
The trade-off is the life you bought against the strangers in the lobby. The weeks that make Miami worth owning in are the weeks the elevator is slow, the pool deck is booked and the valet is full. A quieter building in a quieter district gives back the elevator and takes away the fairs. The desk reads the rules and the budget for Villa Miami with you before contract.
Buy the building for the week it is fullest. That is the week you came for.
