A family office does not buy a rendering. It buys a file. This is the file for Villa Miami: what to verify, in what order, and where each answer sits.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Villa Miami is at 700 NE 29th Street, East Edgewater · bay frontage on two sides of the building · 360 degree views across the bay, the ocean and the skyline · the Baywalk at the door, the Design District a few minutes west. The Villa Miami dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison. This page is the family-office operator’s reading of it, as a framework to verify, never as a finding.
The record, in the developer’s words: Development: Terra with One Thousand Group · developer of record 710 Edge Property LLC. Brand: Villa, under licence from Major Food Group · the building programmed and serviced by MFG · the restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed. Architecture: ODP Architects · a cast bronze exoskeleton over a faceted glass amenity podium. Interiors: Charles and Co, Vicky Charles.
Compare as you read: Anantara Residences Miami and Alba Palm Beach answer the same questions differently, and the desk holds the documents for all three.
The first association budget is an estimate prepared by the developer; the question is what it carries for reserves, how the reserve study is scheduled, and under what conditions a special assessment can be levied. Florida law since 2022 requires structural integrity reserve studies for buildings of three storeys and more; ask when the first one is due for this building and who pays for it.
For Villa Miami the published program is: 55 floors, 49 of them residential, three of club · ~70 homes by the public record, every one a half floor or a full floor · a three level penthouse at the crown. The count of homes sets the denominator of every assessment.
The deposit schedule, the escrow agent, the account and the conditions under which the developer may use deposits above ten percent for construction are all contract terms and statutory disclosures. A family office reads the escrow agreement, not the marketing schedule.
The desk holds the deposit structure for this building and discusses it one to one; it is not published.
Villa, under licence from Major Food Group · the building programmed and serviced by MFG · the restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed. Whether family members, guests or tenants may occupy without the owner, for how long, and under what registration, sits in the declaration and the rules, not in the brochure.
Amenities as published: ~20,000 SF over three club levels by Charles and Co · a Lake Como style floating pool vessel on the bay · MFG restaurant with private dining for residents · juice bar and coffee lounge · Italian thermal spa with plunge pools, steam and sauna · Technogym fitness with yoga, pilates and boxing studios · screening room, game room, library, boardroom · private vaults · on site estate manager and curator. The rules will say when pools, spas and clubs close for maintenance and whether owners are notified; a family office asks for the calendar before the first season.
The purchase agreement and its escrow terms. The offering documents and the declaration. The first budget with its reserve lines. The management or brand agreement, and its term. The rules on guests, tenants and pets. The developer’s published materials as of the contract date, kept as the baseline against which delivery is measured.
Read the file before the floor plan. The floor plan does not change; the file decides what owning it costs.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For a family office that usually means the budget and the escrow before the view. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
