The developer of Villa Miami is Terra with One Thousand Group · developer of record 710 Edge Property LLC. The design is by ODP Architects · a cast bronze exoskeleton over a faceted glass amenity podium. That is the brochure answer. The contract answer is a company formed for this one project, and the warranty, the deposits and the delivery date rest on it. Here is who signs, who draws, who builds, who lends, and what each has finished before.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Three names sit on a new tower like Villa Miami and one of them signs your contract. The brand lends its name under a licence. The sponsor raises the money and runs the project. The seller is a company formed for this one building, usually a Florida limited liability company with the project in its name, which holds the land and sells the homes. Your purchase agreement names that company, and so does the deed. The sponsor stands behind it by reputation, not by law, unless a guarantee is written in. Ask who the seller of Villa Miami is and who manages it. Who stands behind Villa Miami: Terra with One Thousand Group · developer of record 710 Edge Property LLC. The name on the door, which is a separate agreement: Villa, under licence from Major Food Group · the building programmed and serviced by MFG · the restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed.
The Villa Miami dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
A design architect gives the building its shape and its name in the press. A Florida licensed architect of record seals the drawings and answers to the building department; often they are not the same firm. An interior designer chooses what you touch. The general contractor turns the drawings into a building, and its record of finishing towers on time in this county matters as much as anyone’s. Ask for all four names behind Villa Miami in writing and for one finished building by each. The team at Villa Miami: ODP Architects · a cast bronze exoskeleton over a faceted glass amenity podium. What they are drawing: 55 floors, 49 of them residential, three of club · ~70 homes by the public record, every one a half floor or a full floor · a three level penthouse at the crown. The spaces they are shaping: ~20,000 SF over three club levels by Charles and Co · a Lake Como style floating pool vessel on the bay · MFG restaurant with private dining for residents · juice bar and coffee lounge · Italian thermal spa with plunge pools, steam and sauna · Technogym fitness with yoga, pilates and boxing studios · screening room, game room, library, boardroom · private vaults · on site estate manager and curator.
The record behind Villa Miami is a list of earlier buildings with four facts each: when it was promised, when it opened, how turnover to the owners went, and what the owners did afterwards. The first two live in old brochures and the county’s certificates of occupancy, the third in the association’s records, the fourth in the court docket, because owners who found defects sue the seller company, and a sponsor with several such cases has a pattern. Florida gives owners an implied warranty from the developer for three years from the building’s completion, so the question is whether the seller company still exists, with assets, when the three years run. Ask what the sponsor has completed in South Florida in ten years, and go to one. The homes being promised this time: Villa Mezzo half floors of 3 to 4 bedrooms, ~2,940 to ~2,970 SF interior · Villa Piano full floors of 4 to 5 bedrooms, ~5,900 to ~5,960 SF interior · Villa Doppio duplexes · two terraces on every home, sunrise and sunset · 10 to 11 foot ceilings.
A construction loan recorded against the land under Villa Miami says a bank has read the budget and the sales, and its covenants set the presales the project needs before the cranes move. Ask whether it has closed, and what it is building: 55 floors, 49 of them residential, three of club · ~70 homes by the public record, every one a half floor or a full floor · a three level penthouse at the crown. Your deposits go first to an escrow agent named in the contract, under Florida’s condominium law, which protects the first ten percent and lets the contract say what happens to the rest; the agent’s name is worth knowing too. The land itself is the parcel at 700 NE 29th Street, East Edgewater · bay frontage on two sides of the building · 360 degree views across the bay, the ocean and the skyline · the Baywalk at the door, the Design District a few minutes west. What the contract asks of you while the building is a drawing: The deposit schedule is held by the desk and read with you before contract.
The trade-off is the famous name against the steady one. A brand and a star architect raise the price and the resale pool; neither builds the tower or pays the warranty. A plain developer with six finished buildings and no brand gives Villa Miami a thinner brochure and a thicker record. The desk puts the seller company, the sponsor’s finished buildings, the loan and the court search for Villa Miami in front of you before contract, and introduces counsel where a question is legal.
The brand is on the lobby wall. The developer is on the contract. Read the contract.
