The price is on the sheet. The closing costs are in the contract. At Villa Miami, here is what they are made of and how to get the number before you sign.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Most Miami pre-construction contracts add a developer or closing fee stated as a percentage of the price. It pays the developer’s closing costs, not yours. It is in the purchase agreement; the brochure never mentions it.
The Villa Miami dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
Florida charges documentary stamp tax on the deed and, where there is a mortgage, on the note. Title insurance and settlement fees follow the price. These are not developer choices; they are the state and the title company, and they are estimable to the dollar.
Most contracts collect two or three months of association dues at closing as a working-capital contribution, plus the first month. A brand or club fee may be collected too. We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
