The island

Brickell Key is a private island of roughly 44 acres off the mouth of the Miami River, connected to Brickell Avenue by a single bridge. It carries a ring of residential towers, a walking path around its shore, a market, restaurants and, until 2026, the original Mandarin Oriental hotel. The island is a few minutes on foot from Brickell City Centre and the financial district, with a shuttle to the Brickell Metrorail and Metromover station.

The site

The southern tip of the island, the last waterfront site on Brickell Key, formerly the Mandarin Oriental, Miami hotel and its parking structure. Both were demolished by controlled implosion in April 2026. Debris removal was expected to take up to six months before groundbreaking.

The two towers

Designed by Kohn Pedersen Fox. The South Tower: 66 storeys, reported around 800 feet, residential only, roughly 228 homes with interiors by Tristan Auer. The North Tower: reported at 33 to 34 storeys, with roughly 70 private residences with interiors by Laura Gonzalez, 28 turnkey Hotel Collection residences, and a new Mandarin Oriental hotel of roughly 121 keys. The towers share a landscaped podium.

The residences

South Tower plans from two to five bedrooms, reported between roughly 1,600 and 4,700 square feet, plus two duplex penthouses reported above 7,000 square feet with private pools. Ceilings of roughly 11 feet, full-height doors, natural stone floors, Molteni kitchens with Gaggenau appliances, Dornbracht fittings, laundry rooms, and en-suite staff quarters in select homes.
