Notes from the desk · Head to head

Mandarin Oriental on Brickell Key or St Regis Brickell

Two hospitality operators, one bridge apart, and the bridge is the entire comparison. The desk at Miami Dossier reads what crossing it actually changes.

Written by the desk at Miami Dossier, which holds developer material on both buildings and represents neither, for readers who have narrowed it to these two. All comparisons.

The Comparison
31 August 2026

Both of these are operator-led buildings on the water with hospitality names that a buyer from any country will recognise. They are roughly a mile apart and they produce different lives, because one is on Brickell Avenue and the other is across the bridge on a private island.

What these two actually share

Both carry a hospitality operating model rather than a design-house licence, which means staffing, service standards and an operator with a record that can be checked against properties elsewhere.

Both are on the water with views that cannot be built out, and both are aimed at buyers who will occupy rather than at buyers assembling a rental position.

Where they separate

The island. Brickell Key is a ~44 acre man-made island with one bridge, a loop road and no through traffic. Crossing that bridge removes the noise, the traffic and the passing population of Brickell entirely. It also removes the ability to walk out of the lobby into the city.

Swire built Brickell Key and is building on it, which is an unusual continuity: the same party responsible for the island's planning is responsible for the building. That is a different kind of confidence from a developer arriving on a parcel.

Family fit. Brickell Key is the strongest answer for a family anywhere in Brickell, and it is not close. Bounded, guarded, walkable within itself, with children able to move around in a way that Brickell Avenue does not permit.

The question that decides it

Drive to both at eight in the morning and again at nine at night. The bridge is either the best thing about Brickell Key or the thing you will resent, and an hour on site answers it faster than any amount of reading.

Then ask what the household is. Couples who work in Brickell and eat out four nights a week usually choose the avenue. Families and buyers who value quiet almost always choose the island.

Weighed

The two, side by side

Both carry a three-note series at Miami Dossier. What follows is the comparative read that the individual notes deliberately do not attempt.

The Residences at Mandarin Oriental, Miami

Brickell Key · island, water on three sides
Swire on the island it built, at a site with water on three sides, one guarded access point and no through traffic. Operator-led with a record that can be verified across markets.
Suits
A family, or any buyer whose first priority is quiet and privacy without leaving the mainland's convenience entirely behind. The best family answer in the Brickell area.
Does not suit
A buyer who wants to walk out of the lobby into the city. Everything off the island requires the bridge, every time.

The St Regis Residences Miami, Brickell

Brickell Avenue · bayfront, in the city
An operator-led bayfront programme on Brickell Avenue, walkable to Brickell City Centre and the office core, with the service depth that a hospitality agreement funds.
Suits
A buyer whose daily life is in Brickell, who eats out often and wants to walk to it, and who wants an operator running the building.
Does not suit
A family who needs a bounded environment, or anyone for whom traffic and street noise are a live objection. Brickell Avenue cannot solve either.
The Verdict

The bridge decides it, and it decides it quickly

Mandarin Oriental on Brickell Key if the household includes children, or if quiet is a first-order requirement rather than a preference. The island delivers something no amenity programme on the avenue can.

St Regis Brickell if your week happens in Brickell and walking to it is part of why you chose the neighbourhood. Crossing a bridge four times a day undoes the reason you came.

And there is a case for neither. If you want the water but not the density, Edgewater has three buildings in tier on the bay a short drive north, with the same skyline and none of the Brickell congestion. If quiet and family life are the drivers, Coconut Grove and Coral Gables answer that question better than any tower in Brickell, including this island. The desk at Miami Dossier sends more buyers from this comparison to the Grove than it does to either of these, and does so on purpose.
Common Questions

What buyers ask the desk at Miami Dossier

Is Brickell Key part of Brickell?
For postal purposes yes, in practice no. It is a separate man-made island of roughly 44 acres with one bridge, a loop road and no through traffic. The daily experience is materially different from Brickell Avenue.
Which is better for a family, Brickell Key or Brickell Avenue?
Brickell Key, clearly. It is bounded, guarded and walkable within itself, and children can move around it in a way that Brickell Avenue does not permit. The trade is that everything off the island requires the bridge.
Do both buildings have hotel service?
Both carry a hospitality operating model rather than a design licence, which means staffing and service standards that continue after closing. The depth of that service and what it costs to carry should be read in the current documents rather than assumed.

The questions around the building

Most of the people who bring this comparison to the desk at Miami Dossier are not only choosing between buildings. They are moving to Miami from New York, California, London, Bogotá, Mexico City or São Paulo, or adding a Miami position to a portfolio held elsewhere, and the building question sits inside a larger one: how to buy new construction here, how to hold it, and what changes when you do.

The desk keeps short notes on the parts that come up every week: how buying preconstruction in Miami actually works, what a normal deposit schedule looks like, whether you need to be in Miami to buy, whether a foreign buyer can get a mortgage, what taxes a foreign buyer pays on a Miami condo, what happens if a developer delivers late, and the Florida state income tax question. For buyers arriving from a specific market there are notes for Bogotá, Mexico City and London.

Read the ones that apply, then bring the rest to the desk at Miami Dossier. It usually takes one conversation to see which of these fits, or whether neither does.

A Note on Advice

This page is general information for people considering Miami, written by a real estate desk, not by a law or accounting firm. Nothing here is legal, tax, immigration or investment advice, and it is not a substitute for advice on your own circumstances. Rules change, treaties differ by country, and the right answer for one family is the wrong answer for another.

Figures and building details are compiled from developer documents held by the desk at Miami Dossier and from public filings. They are approximate, subject to change, and anything material should be confirmed against the current developer release before you rely on it. Where the desk at Miami Dossier does not know something, the page says so.

Speak with your own attorney and CPA before you commit to anything. If you do not have one who works with international buyers in Florida, the desk is glad to recommend an attorney, a CPA or an adviser suited to your situation, and to sit in the first conversation so that nothing is lost in translation.

The Desk

The answer changes with the person asking.

Structure, financing, currency, timing, the right building and the right line: the desk works through these questions with international buyers every week. What this page cannot do is know your position. Tell us the shape of it and we will say plainly which of these fits, which does not, and what we would want to see before anyone commits.
