The homes at South Flagler House, top floors included, as the developer publishes them: Park Residences (floors 1 to 3): one- and two-bedroom configurations, about 1,800 to 3,000 square feet of interior space, facing the Norton Sculpture Garden; first-floor homes with private outdoor gardens; approximately 80 percent sold. A penthouse earns its name only where the plan, the ceiling and the outdoor space change at the top. Here is how to tell, and what the top floors ask of an owner.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
In Miami a penthouse is whatever the developer calls one. Sometimes it is a separate collection on the last floors, with its own plans, taller ceilings and private pools; sometimes it is the top floor of a standard line under a grander name. The test is the plan, not the label: a layout of its own, a higher ceiling, outdoor space you can live on, and an elevator arrival that is yours alone. Ask the developer of South Flagler House which homes carry the name and what they get that the floors beneath do not.
What the developer of South Flagler House says about the homes: The homes are as the dossier records.

The highest floors usually gain height, deeper terraces where the tower steps back, and sometimes roof space or a private pool. They also gain things to ask about: the machinery on the roof, the window-cleaning rig, the wind on a terrace at height, and who maintains the roof membrane over the home. A rooftop terrace is often a limited common element: the owner uses it, the association owns it, and the declaration says who repairs it.
The view from the top depends on where the tower stands. South Flagler House: 1355 South Flagler Drive, West Palm Beach; 3.4 acres, 28 storeys, two towers (Park Tower, Lake Tower), private porte-cochere.
A penthouse is usually sold on terms of its own. Ask for the plan with dimensions, the finish schedule for that home, any rights to roof space written into the declaration, and how its share of common expenses is set. In many Florida condominiums the share follows size or value, so the largest homes carry the largest slice of the budget and of any special assessment. Deposits and delivery follow the same contract as the floors below.
A penthouse owner still shares the rest of the building with every other owner. At South Flagler House: Vanishing-edge pool with Lake Worth Lagoon views and private cabanas; 25-metre lap pool, sun-shelf pool, hot tub; sunset terrace; entertainment lounge with catering kitchen; two private dining rooms; wine tasting room with lockers; library and card room; business centre and private offices; fitness centre with Pilates and yoga studios; indoor pickleball; golf simulator; full spa with treatment rooms, salon, vitality pools, ice plunges, steam and saunas; children’s playroom and teen lounge; sports court; media room.
The top floors suit a buyer who will live on the terrace, wants the fewest neighbours above and around, and means to hold long enough for the view to matter. They ask for patience in return: fewer homes trade at that height, so there are fewer recent sales to price against, and a resale can take longer to meet the right buyer. A lower floor on the same line often keeps most of the view on the same plan.
