Three generations can live at The Ritz-Carlton Residences, South Beach in one of two ways: one large plan with two primary suites and a room for help, or two homes on the same floor, bought together and lived in as one household with two front doors. Which the building allows is written in the plans and the declaration, not the brochure. Here is how to read the layouts, the occupancy rules, the costs and the title before a family signs for more than one home.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
A large plan serves three generations when it has two primary suites at opposite ends, a second living room, and a room with its own bath for a caregiver or a nanny. Few plans have all of it. The other route is two homes on one floor, side by side or across the elevator lobby, each with its own door and kitchen; whether a door can join them depends on the slab, the risers and the developer’s consent before the walls go up. Ask which lines at The Ritz-Carlton Residences, South Beach sit beside each other and whether any floor holds two homes of different sizes. The plans as published: Private elevator with direct entry in most residences; wrap around terraces with glass railings; ten foot ceilings; floor to ceiling windows with Miami-Dade NOA rated systems; Gaggenau appliances; Bianco Rhino marble kitchens; Covelano Silver Gold marble primary baths. The count and the mix: 30 residences over 15 storeys, one to five bedrooms, including two duplex penthouses with private rooftop terraces, pools and kitchens; sales launched February 2025; delivery planned 2027.
Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
A family that shares a floor shares an elevator lobby, and in a tower with private elevator entry each home has its own; ask how many homes a landing serves at The Ritz-Carlton Residences, South Beach and whether the caregiver and the guests arrive the way the family does. Ask whether a live-in caregiver counts as an occupant, how they are registered, where they park, and whether the staff room on the plan may be slept in. Read the occupancy rule with counsel: a declaration can limit how many people live in a home and how long a non-owner may stay, and a relative who is not on the deed may count as a guest. The building the family moves through: Kobi Karp Architecture and Interior Design. The spaces three ages share: More than 50,000 square feet: a private double height lobby, 24 hour doorman, concierge and valet, a Level 7 amenity floor with a private lap pool and four semi private cabanas, a Technogym fitness centre, a residents’ beach club with cabana service; restaurant and beach club programming by Jose Andres; à la carte in residence dining, personal chef, trainer, spa, childcare and pet care.
For the oldest resident the question is the route: from the car to the bed without a step, a shower without a sill, a terrace door a chair can cross. For the youngest it is the pool rule, the age for the gym and the lounge, and whether the children’s room is supervised or only furnished. Each has its own note on this site; here the point is that one building answers both at once, from one address. Where the building stands: 1671 Collins Avenue, Miami Beach, oceanfront in South Beach proper, adjacent to the Lincoln Road corridor. The operator who runs the day, where there is one: The Ritz-Carlton name under licence to Sobe Sky Development LLC; not owned, developed or sold by The Ritz-Carlton Hotel Company; direct access to the Sagamore, the all suite addition to The Ritz-Carlton, South Beach; owner benefits at more than 700 Marriott International luxury hotels, subject to availability.
Two homes mean two budgets, two tax bills, two insurance policies and two sets of deposits, and the family decides who pays which before contract, because the association bills each home alone. Title is the question for counsel: whether each generation owns its own home, whether a trust holds both, and what happens to a home when its owner dies or needs care, decided now rather than later. Ask the developer of The Ritz-Carlton Residences, South Beach whether a combined purchase changes the price and whether both contracts close together. Who signs the contracts: Sobe Sky Development LLC with Flag Luxury Group; sales and marketing by Douglas Elliman Development Marketing. What was settled at contract for each home: The deposit schedule is held by the desk and read with you before contract.
The trade-off is closeness against privacy. One large plan puts everyone behind one door and one budget, and nobody is ever alone; two homes on a floor keep two front doors and two bills, and the grandparents can close theirs. The desk reads the plans by line, the occupancy rule and the two contracts for The Ritz-Carlton Residences, South Beach with you before anyone signs.
A family fits a floor plan, or it does not. Read the plan before the promise.
