Fannie Mae approval at The Ritz-Carlton Residences, South Beach: why it decides whether your lender can lend, and how to check

A buyer’s mortgage is only as available as the building’s approval. At The Ritz-Carlton Residences, South Beach, here is the Fannie Mae question and why it matters before you sign.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Why It Matters

The loan behind the loan.

Most conventional mortgages are sold to Fannie Mae, which buys only loans on condominiums that meet its project standards: owner-occupancy ratios, reserve funding, no pending litigation that threatens the structure, commercial space within limits, and a completed building in most cases. If the project is not approved, the buyer’s lender usually cannot sell the loan, which means the lender will not make it, or will price it as a portfolio loan.

New Construction And The Timing Problem

Approval comes late.

Fannie Mae generally reviews established projects, not buildings under construction. A pre-construction buyer signs years before any approval exists, which is one reason pre-construction contracts carry no financing contingency: nobody can promise the building will be warrantable at closing. What can be checked now is the developer’s record with prior towers and whether the project’s structure, litigation profile, and commercial mix fit the standards.

What To Ask

Three questions before contract.

Has the developer delivered prior towers that achieved approval. Is there pending litigation or structural work that would fail a project review. What share of the building is commercial or hotel use. The desk asks these in writing and keeps the answers with the file; where the question is a lending decision, it introduces a lender rather than answering.

The Desk Question

One sentence to ask.

Which lenders have reviewed this building, and what do they need to see at closing. The desk holds the current position.

The building gets the loan approved before you do.

Common Questions

What the buyer with a mortgage asks

Is The Ritz-Carlton Residences, South Beach Fannie Mae approved?
New construction cannot be approved before completion; what matters is whether the project’s structure fits the standards and whether the developer’s prior towers achieved approval.
What happens if the building is never approved?
Conventional lenders generally cannot lend; buyers need portfolio loans at worse terms, or cash. This is priced into the decision before contract.
Does approval affect resale?
Yes. A warrantable building has more eligible buyers and more lenders competing, which supports liquidity at resale.
