Can you keep a boat at The Ritz-Carlton Residences, South Beach? Docks, slips, the marina nearby and the rules

A boat can live at The Ritz-Carlton Residences, South Beach only if the water beside it is a dock, and the position decides that before anyone asks. New Miami towers come in three kinds for a boat owner: a dock at the building with slips that belong to homes, a tower near a marina where a slip is rented or bought separately, and an oceanfront tower on the sand where no boat ties up at all. Here is how to read which kind The Ritz-Carlton Residences, South Beach is, who owns the slip, and what the water adds to the monthly cost.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Three Positions For A Boat

A dock at the building, a marina nearby, or the open beach.

On the bay, the river and the Intracoastal a tower can build a dock, and the slips are limited common elements assigned to homes, separate units sold on their own, or a marina the association or a third party rents out. Near a marina, the slip is a separate contract with its own landlord and waiting list. On the ocean there is sand and surf and no dock; the boat lives in a marina across the island, and the question becomes the drive. The position as the developer describes it: 1671 Collins Avenue, Miami Beach, oceanfront in South Beach proper, adjacent to the Lincoln Road corridor. The homes that share the water: 30 residences over 15 storeys, one to five bedrooms, including two duplex penthouses with private rooftop terraces, pools and kitchens; sales launched February 2025; delivery planned 2027.

Who Owns The Slip

Deeded, assigned, leased, and whether it passes with the home.

A slip that is a limited common element is assigned to a home in the declaration and passes with it at resale; the association maintains it and bills the cost to the homes that hold slips, or to everyone, as the declaration says. A slip sold as a unit has its own deed and its own share of the budget, and can be sold apart from the home. A rented slip ends when the lease does. Under all of them sits the water, which in Florida usually belongs to the state and is held under a submerged land lease the association renews and pays for; ask how long it runs and what it costs. The architect whose site plan shows a dock, or does not: Kobi Karp Architecture and Interior Design. Who holds the documents: Sobe Sky Development LLC with Flag Luxury Group; sales and marketing by Douglas Elliman Development Marketing.

Depth, Bridges, Crew And Fuel

The questions a captain asks before the owner does.

A slip is only as useful as the water in it. Ask the depth at low tide, the beam and length the slip takes, the height of the bridges between the dock and open water and when they open, and whether the channel is dredged and by whom. Ask whether crew may stay aboard, where they park, whether fuel, pump-out and shore power are at the dock, and what the rules say about charter use. Then the storm: ask what the declaration requires when a hurricane watch is posted, because many require the boat to leave, and the owner then needs a haul-out yard or a protected mooring arranged before June. What the building offers around the water: More than 50,000 square feet: a private double height lobby, 24 hour doorman, concierge and valet, a Level 7 amenity floor with a private lap pool and four semi private cabanas, a Technogym fitness centre, a residents’ beach club with cabana service; restaurant and beach club programming by Jose Andres; à la carte in residence dining, personal chef, trainer, spa, childcare and pet care. The operator, where there is one: The Ritz-Carlton name under licence to Sobe Sky Development LLC; not owned, developed or sold by The Ritz-Carlton Hotel Company; direct access to the Sagamore, the all suite addition to The Ritz-Carlton, South Beach; owner benefits at more than 700 Marriott International luxury hotels, subject to availability.

What The Water Costs, And The Trade-off

The slip’s budget, the lease, the insurance, and the dock against the sand.

A slip at The Ritz-Carlton Residences, South Beach adds a share of the dock’s budget, the submerged land lease, the marina’s insurance and the dockmaster if there is one, and the boat adds its own policy with a storm plan the insurer will read. Ask for the slip’s share of the first budget as a separate number, and for the lease, the dock plan and the storm rule as exhibits. The homes the slip would be tied to: Private elevator with direct entry in most residences; wrap around terraces with glass railings; ten foot ceilings; floor to ceiling windows with Miami-Dade NOA rated systems; Gaggenau appliances; Bianco Rhino marble kitchens; Covelano Silver Gold marble primary baths. What was settled at contract: The deposit schedule is held by the desk and read with you before contract.

The trade-off is the dock against the sand. A tower on the bay puts the boat at the end of the garden and gives up the beach; a tower on the ocean gives the beach and sends the boat to a marina across the water with its own landlord. The desk reads the declaration, the dock plan and the slip terms for The Ritz-Carlton Residences, South Beach with you before contract.

The view is of the water. The slip is in the declaration.

Common Questions

What the owner with a boat asks

Does The Ritz-Carlton Residences, South Beach have a dock or boat slips?
Only where the building stands on the bay, the river or the Intracoastal and the developer built one; an oceanfront tower has none. The position at the top of this page says which, and the declaration says whether slips are assigned to homes, sold as units or rented. The desk reads it for The Ritz-Carlton Residences, South Beach.
Do boat slips come with the residence at The Ritz-Carlton Residences, South Beach?
Where a slip is a limited common element it is assigned to a home in the declaration and passes with it. Where it is a separate unit it has its own deed and can be sold apart. Where a third party runs the marina the slip is a lease. Ask which before contract.
What happens to a boat at The Ritz-Carlton Residences, South Beach in a hurricane?
The declaration and the marina rules say. Many require the boat to leave the dock when a watch is posted, and the owner’s policy requires a written storm plan. A haul-out yard or a protected mooring arranged before the season is the usual answer, and a question for the dockmaster.
