Wine at The Perigon: the building cellar, the residence cellar, and what keeps both at temperature

Wine wants a cool, steady, dark room. A Miami tower offers heat, humidity and the odd outage. At The Perigon, here is how to check that the cellar wins.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Two Places To Keep It

The building’s room or your own.

Many new towers offer a residents’ wine room with private lockers. A locker may be a limited common element tied to a residence, sold separately, or rented from the association or an operator. The alternative is a cellar inside the residence: a built room, a walk-in unit or a wall of cabinets. Ask which The Perigon offers and on what terms.

The Perigon: Resident only oceanfront restaurant and speakeasy, breakfast room, sunrise lounge, wine room, screening room, billiards, children's lounge, spa with treatment rooms, salon, oceanfront training room, beachfront pool with cabanas.

The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

What A Cellar Needs

Cool, steady, humid, dark.

Bottles keep best at a steady cool temperature, with enough humidity to keep corks from drying, away from light and vibration. A cellar built inside a residence at The Perigon needs insulated walls with a vapour barrier, a dedicated cooling unit, a condensate drain and its own circuit. The condenser has to go where the building allows, and its noise must not reach a bedroom or a neighbour.

Power And Heat

The outage question.

A shared wine room at The Perigon is only as good as its power in an outage. Ask whether it sits on the emergency generator, who receives its temperature alarms, and how long it holds without cooling. A residence cellar is usually not on the generator. Cases left in a hot loading dock suffer quickly; ask whether the package room has a refrigerated section.

Access, Records, Cover

Who holds the key.

Ask who can enter the shared room, whether entries are logged, and whether staff may receive deliveries for you. A valuable cellar usually needs its own schedule on a fine property policy, and a locker may or may not pass at resale. The desk asks the developer of The Perigon for the wine room specification and terms in writing.

A cellar is a temperature, not a room. Ask what holds it there.
