The sales gallery visit at The Perigon: what to ask, what to photograph, and what not to sign

A sales gallery is built to make a decision feel easy. At The Perigon, here is how to walk through it and leave with facts instead of a feeling.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Before You Go

One call that changes the visit.

Most developers register a buyer’s representation only if it is declared before the first visit. Walk in alone and the developer may refuse to pay your representative later, which means losing the option of having one. Tell the desk first; it registers you and comes with you or briefs you.

The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

In The Room

Six questions the model cannot answer.

Which lines in the current release are still available, and which went first. What the outside delivery date in the contract is. What the deposit schedule is, in writing. What the estimated budget shows for insurance and reserves. What can be built on the neighbouring parcels. Whether the finishes in the model are the standard specification or an upgrade.

The Perigon: ~73 homes · 2 to 4 bedrooms · private elevator entry to each residence.. The homes are as the dossier records.

What To Photograph

The things that are not in the brochure.

The site itself from the street, the neighbouring parcels, the model kitchen’s appliance labels, the finish samples with their names, the floor plan on the wall with the line numbers. Photographs are evidence; renderings are intent.

The Perigon: 5333 Collins Avenue, between the Atlantic and Biscayne Bay · ~200 linear feet of shoreline on both sides.

What Not To Sign

The reservation form.

A reservation form holds a unit for a short period against a refundable deposit; it is not the purchase agreement, and signing it does not commit you. The purchase agreement is the document that binds, and it should be read with the desk and counsel before any signature. Nothing said in the room is a representation; the developer’s own paperwork says so.

Leave with documents. Sign at the desk, not at the gallery.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
