The closing notice gives you a date. The sixty days before it are a list. At The Perigon, here is the list in the order it falls due.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Confirm the final balance against the contract and the deposits already paid. Open or fund the account the wire will leave from, in dollars, with the bank briefed that a large wire is coming. Instruct counsel on the form of title and the closing documents. For a buyer abroad: notarizations for documents signed outside the United States take weeks; start now.
The Perigon: The deposit schedule is held by the desk and read with you before contract.
The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
Bind the HO-6 policy to start on the recording date; the lender wants proof before funding and a cash buyer should want it for the same reason. Open accounts for electricity, water where separately metered, and internet; some buildings carry a building-wide provider, ask which. Register with the association: the move-in packet, the elevator booking, the staff and vehicle credentials, the rules you agreed to in the declaration.
The Perigon: Resident only oceanfront restaurant and speakeasy, breakfast room, sunrise lounge, wine room, screening room, billiards, children's lounge, spa with treatment rooms, salon, oceanfront training room, beachfront pool with cabanas.
Walk the residence with the desk and a checklist against the specification: finishes, appliances, glass, terrace doors, every outlet, water pressure, the air conditioning under load. Everything unfinished goes on a punch list the developer signs with a date to cure. Verify the wire instructions by telephone to a number you already have, never to one in an email; wire fraud at closing is the most common theft in Florida real estate.
The Perigon: The homes are as the dossier records.
Identification for every signer, the wire confirmation, the insurance binder, the signed punch list, and the contact for the building’s manager. Keys, fobs and the parking credential come from the developer’s closing agent; the first visit to the manager’s office fixes the rest.
Nothing on this list is hard. All of it is late if it starts on day nine.

Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
The Miami Dossier team works for the buyer, not the developer. Every agent on Samuel Strauch’s team represents buyers in Miami pre-construction.
