The Perigon penthouses and top floors: what the highest homes offer

The homes at The Perigon, top floors included, as the developer publishes them: ~73 homes · 2 to 4 bedrooms · private elevator entry to each residence. A penthouse earns its name only where the plan, the ceiling and the outdoor space change at the top. Here is how to tell, and what the top floors ask of an owner.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

What Counts As A Penthouse

A word with no legal meaning.

In Miami a penthouse is whatever the developer calls one. Sometimes it is a separate collection on the last floors, with its own plans, taller ceilings and private pools; sometimes it is the top floor of a standard line under a grander name. The test is the plan, not the label: a layout of its own, a higher ceiling, outdoor space you can live on, and an elevator arrival that is yours alone. Ask the developer of The Perigon which homes carry the name and what they get that the floors beneath do not.

What the developer of The Perigon says about the homes: The homes are as the dossier records.

The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

What Changes At The Top

Ceilings, terraces, the roof above you.

The highest floors usually gain height, deeper terraces where the tower steps back, and sometimes roof space or a private pool. They also gain things to ask about: the machinery on the roof, the window-cleaning rig, the wind on a terrace at height, and who maintains the roof membrane over the home. A rooftop terrace is often a limited common element: the owner uses it, the association owns it, and the declaration says who repairs it.

The view from the top depends on where the tower stands. The Perigon: 5333 Collins Avenue, between the Atlantic and Biscayne Bay · ~200 linear feet of shoreline on both sides.

Penthouses In The Documents

What to read before contract.

A penthouse is usually sold on terms of its own. Ask for the plan with dimensions, the finish schedule for that home, any rights to roof space written into the declaration, and how its share of common expenses is set. In many Florida condominiums the share follows size or value, so the largest homes carry the largest slice of the budget and of any special assessment. Deposits and delivery follow the same contract as the floors below.

A penthouse owner still shares the rest of the building with every other owner. At The Perigon: Resident only oceanfront restaurant and speakeasy, breakfast room, sunrise lounge, wine room, screening room, billiards, children's lounge, spa with treatment rooms, salon, oceanfront training room, beachfront pool with cabanas.

Who The Top Floors Suit

And what they cost in other ways.

The top floors suit a buyer who will live on the terrace, wants the fewest neighbours above and around, and means to hold long enough for the view to matter. They ask for patience in return: fewer homes trade at that height, so there are fewer recent sales to price against, and a resale can take longer to meet the right buyer. A lower floor on the same line often keeps most of the view on the same plan.

The developer: Starwood Capital Group · Mast Capital. The architect: OMA, the Office for Metropolitan Architecture. The desk holds the top-floor plans and the current release for The Perigon, and reads them with you against the lines below and the top floors of two neighbours.
