The Perigon in high season: Art Basel, the Grand Prix, guests and the calendar

Miami has a season, and a tower feels it. From Art Week in early December to the race weekend in May the city fills, every owner at The Perigon is home at once, and the building runs on its rules: how many guests a home may register, how far ahead the guest suite and the party room are booked, what the valet does when fifty cars arrive for dinner, and when the music stops. Here is what to read before your first season.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The Calendar

Art Week, the race, the boat shows, the winter.

The year in Miami runs on a few fixed weeks. Art Week around Art Basel in early December, when Miami Beach and the Design District fill with fairs. The boat show in February and the Fort Lauderdale show in the autumn, which bring the yachts and their owners. The race weekend in May, when the hotels sell out across the county. Between them sits the winter itself, November to April, when the part-time owners are all home. A tower that is calm in August is a different building in February. Ask the manager at The Perigon which weeks fill the guest suites first, and book your own early. Where The Perigon stands in the traffic of those weeks: 5333 Collins Avenue, between the Atlantic and Biscayne Bay · ~200 linear feet of shoreline on both sides.

The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

Guests, Guest Suites And Who May Stay

The rules that decide who sleeps in your home.

The declaration and the rules at The Perigon say how many guests a home may host, for how long, and how they are registered at the desk. A friend in your spare room is a guest. A paying visitor is a tenant, whatever the booking site calls it, and the lease minimum and the city’s rules on short stays apply. Many towers keep guest suites that residents book for family at a nightly rate; ask how many there are, how far ahead they open, and whether season weeks are rationed. Ask too whether an owner may lend the home to a guest while away; some rules treat an unaccompanied guest as a lease. The homes and the rooms that decide how many can stay: The homes are as the dossier records. How many households share the guest suites and the desk: ~73 homes · 2 to 4 bedrooms · private elevator entry to each residence.

Private Events, The Valet And The Noise

Booking the amenity floor, the driveway at eight, quiet hours at eleven.

Every amenity floor at The Perigon has a booking rule and a price: a dinner in the dining room, a party on the pool deck, a screening. Ask how far ahead residents may book, what the deposit and the cleaning fee are, whether a caterer needs a certificate of insurance and a service elevator slot, and whether the building can close a space for an event of its own. Where an operator runs the building, ask how a resident’s table or treatment is prioritised against a hotel guest’s in the weeks the hotel is full. Then ask about the driveway: how many cars the valet can take at once, where a driver waits, and how a dinner for twenty arrives without a queue in the street. Quiet hours and the fine are in the rules. The spaces that get booked first: Resident only oceanfront restaurant and speakeasy, breakfast room, sunrise lounge, wine room, screening room, billiards, children's lounge, spa with treatment rooms, salon, oceanfront training room, beachfront pool with cabanas. The operator whose season this also is: No brand or operator is recorded for this building.

Before Your First Season, And The Trade-off

Six questions, and the life you bought against the strangers in the lobby.

Before the first December ask the manager at The Perigon for the guest rules, the guest suite tariff and booking window, the amenity booking rules and fees, the valet capacity and the driver rule, the quiet hours, and the calendar of building events. Who answers for the plan: Starwood Capital Group · Mast Capital. The building the season fills: OMA, the Office for Metropolitan Architecture. What was settled at contract, long before the first dinner: The deposit schedule is held by the desk and read with you before contract.

The trade-off is the life you bought against the strangers in the lobby. The weeks that make Miami worth owning in are the weeks the elevator is slow, the pool deck is booked and the valet is full. A quieter building in a quieter district gives back the elevator and takes away the fairs. The desk reads the rules and the budget for The Perigon with you before contract.

Buy the building for the week it is fullest. That is the week you came for.

Common Questions

What the owner who will be in residence for the season asks

Can guests stay at The Perigon when I am away?
The rules at The Perigon decide. Many towers treat an unaccompanied guest as a tenant subject to the lease minimum, and a paying guest always is. Registered family staying with you is usually simple; a home lent to friends for Art Week may not be. The desk reads the rule with you.
Does The Perigon have guest suites?
Many new towers keep suites that residents book for family at a nightly rate, and season weeks go first. The desk confirms how many The Perigon has, the tariff, how far ahead they open and whether any owner may hold more than one.
Can I host a private event at The Perigon?
Usually, in the spaces the rules allow, booked ahead with a deposit and a cleaning fee, and with the caterer’s certificate of insurance on file. Where a hotel operator shares the building, residents’ priority in season is written in the agreements, and the desk reads it for The Perigon before contract.
