Buying at The Perigon from abroad: the wire, the entity, FIRPTA and the visit you may never need

Most buyers of new Miami towers do not live in Miami. At The Perigon the purchase works the same from anywhere; what changes is the paperwork around the money and the title.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The Money

Wires, source of funds, the account.

Deposits are wired to the escrow agent named in the contract in US dollars; the developer never takes cash and the escrow agent will ask for the source of funds under US rules. A buyer abroad opens or uses a US-dollar account early, because the first deposit is usually due within days of signing.

The Perigon: The deposit schedule is held by the desk and read with you before contract.

The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

Title And Taxes

Person, trust, company.

A non-resident may hold a Florida residence personally, through a trust, or through a company, domestic or foreign. Each changes the estate-tax exposure, the income-tax treatment of rent, and the FIRPTA withholding at sale, which takes a percentage of the gross price at closing unless an exemption applies. These are structuring questions; the desk introduces counsel and an accountant before contract, not after.

The Perigon: ~73 homes · 2 to 4 bedrooms · private elevator entry to each residence.

Signing And Visiting

Remote closing is normal.

Contracts, disclosures and closing documents are signed remotely; notarization follows US rules for documents executed abroad. Many buyers visit once, at the sales gallery or at delivery; some never do. The desk walks the site, films the view line, and reads the documents with you by video.

The Perigon: 5333 Collins Avenue, between the Atlantic and Biscayne Bay · ~200 linear feet of shoreline on both sides.

The Desk Question

One sentence.

Which structure should I ask counsel about before I sign, and what will the escrow agent need from me? The desk knows the answers for this building and introduces the advisers.

The ocean is the same from any passport. The paperwork is not.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
