A securities-backed line at ORA by Casa Tua: funding the deposits, the margin call risk, and the step to closing

Some buyers would rather borrow against a portfolio than sell it. At ORA by Casa Tua, here is how that money behaves in the years between the first deposit and the keys.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

How The Line Works

Credit against a portfolio.

A securities-backed line of credit is a revolving loan from a bank or brokerage, secured by an investment account the borrower keeps. The lender sets an advance rate for each kind of holding, so a broad account supports a larger line than one concentrated in a single stock. The rate usually floats over a short-term benchmark, and most lines forbid using the money to buy more securities. Whether a residence deposit is a permitted use is written in the lender’s agreement.

Deposits Over A Long Build

The calendar is the risk.

Pre-construction deposits at ORA by Casa Tua fall due in stages while the tower rises. A line drawn for each stage stays drawn until closing, so interest runs for years and the collateral has to hold its value the whole time. If markets fall far enough, the lender can call for more collateral or a repayment within days, and can sell holdings if neither arrives. A deposit already paid into escrow cannot be pulled back to meet that call.

What The Developer Sees

A wire, a source, a record.

The developer and the escrow agent see a wire, not a loan. Contracts still ask where the money came from, and banks apply anti-money-laundering checks to large transfers, so keep the line agreement and each draw record with the deposit receipts for ORA by Casa Tua. If the contract carries no financing contingency, a line reduced or closed before closing at ORA by Casa Tua does not excuse the closing.

ORA by Casa Tua: 77 storeys rising nearly 1,000 feet; residences from studio to four bedrooms, fully furnished and move in ready; floors 12 to 42 below Bosco and 45 to 74 above; Sky Suites on 74, the Penthouse Collection on 75; pre-construction, selling.

At Closing

Repay, refinance or carry.

At closing a buyer can repay the line from cash, replace it with a mortgage on the residence, or leave it outstanding. A mortgage lender on a residence at ORA by Casa Tua counts the line as debt, traces the source of the deposits and may ask for the account statements behind them. Whether the interest is deductible depends on how the borrowed money is traced and used, a question for a tax adviser. The desk keeps the deposit calendar for ORA by Casa Tua so draws can be planned against it.

Borrowing keeps the portfolio. It also keeps the portfolio’s risk until the keys.
