The count and the mix at ORA by Casa Tua, as the developer publishes them: 77 storeys rising nearly 1,000 feet; residences from studio to four bedrooms, fully furnished and move in ready; floors 12 to 42 below Bosco and 45 to 74 above; Sky Suites on 74, the Penthouse Collection on 75; pre-construction, selling. Below is how to read that mix line by line, how to compare its square feet with the towers nearby, and what each kind of mix asks of an owner.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
A unit mix is three numbers: how many residences, how many of each bedroom count, and the spread of sizes. The count tells you how many neighbours share the lobby, the pool and every line of the budget. The bedroom mix tells you who the building was drawn for: studios and one-bedrooms fill with young professionals and renters, three- and four-bedrooms with families and second-home owners. The spread of sizes tells you how alike the owners will be.
What the developer of ORA by Casa Tua says about the homes themselves: The homes are as the dossier records.
Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
New towers are drawn in lines: one plan repeated floor after floor, named by a letter or a number. Homes on one line share the layout, the exposure and the view; they differ by height, and the developer prices each floor up. Corner lines look two ways, middle lines one, and the top floors often break the pattern. Ask for the plan of each line at ORA by Casa Tua with the floors it runs on. Lines sell unevenly, so the current release, not the brochure, says which plans are left.
Which way a line faces matters most where the water sits on one side. Where ORA by Casa Tua stands: 1210 Brickell Avenue, Miami, described by the developer as the centre of Brickell; views of Brickell, Biscayne Bay and Coconut Grove; Metrorail and Metromover Brickell stations nearby.
Miami developers usually publish two areas: interior, also called air-conditioned or under-air, and total, which adds the terraces. A plan quoted by its total can look larger than one elsewhere with the same interior, and the condominium documents define the unit by boundaries that may match neither figure. To set two towers side by side, or to work out a price per square foot, compare interior with interior and read the terrace as its own number.
Ceiling height, columns and terrace depth change how a plan lives more than a hundred square feet do. The design team at ORA by Casa Tua: Arquitectonica; landscape by ArquitectonicaGEO.
A small count means fewer neighbours, shorter elevator waits and more privacy, and a larger share of fixed costs such as staff, insurance and reserves for each owner. A large count spreads those costs and usually pays for more amenities, and brings more move-ins, more guests and, where the rules allow, more renters. Neither is better. The question is which one you would rather pay for.
What the owners of ORA by Casa Tua share: Bosco, a sky park set 500 feet above the city, with the premium views above it. The developer: 1210 Brickell Owner LLC, using Fortune International Group trademarks under licence; sales through Fortune International Realty; offering in CPS-12 application file CP24-0079. The desk sends the plan for each line at ORA by Casa Tua with the current release, and reads it with you beside two neighbours.
A floor plan is a promise about one line. Ask for the line, not the brochure.
