A brochure is chosen. The offering package is required. At ORA by Casa Tua, here is the paper the law makes the developer hand over, and the paper you have to ask for.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
A developer selling new condominium homes in Florida delivers a set of documents with the purchase agreement: the prospectus, the declaration of condominium, the association’s articles and bylaws, the estimated budget with its reserve schedule, the plans, the escrow agreement, the rules, and a short sheet of questions and answers. The receipt you sign for them starts a clock.
ORA by Casa Tua: 77 storeys rising nearly 1,000 feet; residences from studio to four bedrooms, fully furnished and move in ready; floors 12 to 42 below Bosco and 45 to 74 above; Sky Suites on 74, the Penthouse Collection on 75; pre-construction, selling.

Florida lets the buyer of a new condominium from a developer cancel by written notice within fifteen days of signing or of receiving the full package, whichever is later, and recover the deposit. The contract must say so in conspicuous type. A later amendment that is materially adverse to the buyer can reopen that right. Counsel reads the dates.
The declaration answers what you own, who maintains the glass and the terrace, and what you may change. The budget answers what the first year costs. The escrow agreement answers who holds the deposits: Florida requires escrow, and allows the part above ten percent of the price to fund construction when the contract says so. The bylaws answer when the owners take the board.
ORA by Casa Tua: 1210 Brickell Owner LLC, using Fortune International Group trademarks under licence; sales through Fortune International Realty; offering in CPS-12 application file CP24-0079.
Some documents shape the ownership and may sit outside the bound set: the brand or hotel management agreement and how it ends, any shared facilities agreement with a commercial owner in the tower, and the specification sheet the contract cites. Ask for each by name, in writing.
ORA by Casa Tua: Casa Tua as licensed brand and named hospitality operator of the residential experience (Casa Tua Hospitality Division); the project is not owned, developed or sold by the brand; the licence may be terminated or revoked, per the fact sheet.
The brochure is what they want you to see. The package is what they must show you.

Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
