The developer of ORA by Casa Tua is 1210 Brickell Owner LLC, using Fortune International Group trademarks under licence; sales through Fortune International Realty; offering in CPS-12 application file CP24-0079. The design is by Arquitectonica; landscape by ArquitectonicaGEO. That is the brochure answer. The contract answer is a company formed for this one project, and the warranty, the deposits and the delivery date rest on it. Here is who signs, who draws, who builds, who lends, and what each has finished before.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Three names sit on a new tower like ORA by Casa Tua and one of them signs your contract. The brand lends its name under a licence. The sponsor raises the money and runs the project. The seller is a company formed for this one building, usually a Florida limited liability company with the project in its name, which holds the land and sells the homes. Your purchase agreement names that company, and so does the deed. The sponsor stands behind it by reputation, not by law, unless a guarantee is written in. Ask who the seller of ORA by Casa Tua is and who manages it. Who stands behind ORA by Casa Tua: 1210 Brickell Owner LLC, using Fortune International Group trademarks under licence; sales through Fortune International Realty; offering in CPS-12 application file CP24-0079. The name on the door, which is a separate agreement: Casa Tua as licensed brand and named hospitality operator of the residential experience (Casa Tua Hospitality Division); the project is not owned, developed or sold by the brand; the licence may be terminated or revoked, per the fact sheet.

A design architect gives the building its shape and its name in the press. A Florida licensed architect of record seals the drawings and answers to the building department; often they are not the same firm. An interior designer chooses what you touch. The general contractor turns the drawings into a building, and its record of finishing towers on time in this county matters as much as anyone’s. Ask for all four names behind ORA by Casa Tua in writing and for one finished building by each. The team at ORA by Casa Tua: Arquitectonica; landscape by ArquitectonicaGEO. What they are drawing: 77 storeys rising nearly 1,000 feet; residences from studio to four bedrooms, fully furnished and move in ready; floors 12 to 42 below Bosco and 45 to 74 above; Sky Suites on 74, the Penthouse Collection on 75; pre-construction, selling. The spaces they are shaping: Bosco, a sky park set 500 feet above the city, with the premium views above it.
The record behind ORA by Casa Tua is a list of earlier buildings with four facts each: when it was promised, when it opened, how turnover to the owners went, and what the owners did afterwards. The first two live in old brochures and the county’s certificates of occupancy, the third in the association’s records, the fourth in the court docket, because owners who found defects sue the seller company, and a sponsor with several such cases has a pattern. Florida gives owners an implied warranty from the developer for three years from the building’s completion, so the question is whether the seller company still exists, with assets, when the three years run. Ask what the sponsor has completed in South Florida in ten years, and go to one. The homes being promised this time: The homes are as the dossier records.
A construction loan recorded against the land under ORA by Casa Tua says a bank has read the budget and the sales, and its covenants set the presales the project needs before the cranes move. Ask whether it has closed, and what it is building: 77 storeys rising nearly 1,000 feet; residences from studio to four bedrooms, fully furnished and move in ready; floors 12 to 42 below Bosco and 45 to 74 above; Sky Suites on 74, the Penthouse Collection on 75; pre-construction, selling. Your deposits go first to an escrow agent named in the contract, under Florida’s condominium law, which protects the first ten percent and lets the contract say what happens to the rest; the agent’s name is worth knowing too. The land itself is the parcel at 1210 Brickell Avenue, Miami, described by the developer as the centre of Brickell; views of Brickell, Biscayne Bay and Coconut Grove; Metrorail and Metromover Brickell stations nearby. What the contract asks of you while the building is a drawing: The developer’s buyer deposit schedule is in the toolkit and held by the desk; figures are never published.
The trade-off is the famous name against the steady one. A brand and a star architect raise the price and the resale pool; neither builds the tower or pays the warranty. A plain developer with six finished buildings and no brand gives ORA by Casa Tua a thinner brochure and a thicker record. The desk puts the seller company, the sponsor’s finished buildings, the loan and the court search for ORA by Casa Tua in front of you before contract, and introduces counsel where a question is legal.
The brand is on the lobby wall. The developer is on the contract. Read the contract.
