Olara West Palm Beach: what to know before you buy

For the buyer weighing the Intracoastal side of West Palm Beach: a big, staffed, wellness led tower whose fact sheet is unusually complete, except on the one line most buyers ask first.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Olara is a 275 residence tower of two to four bedrooms plus den across 26 storeys at 1919 N Flagler Drive in West Palm Beach, on the Intracoastal Waterway, developed by Savanna with architecture by Arquitectonica and interiors by Gabellini Sheppard. The developer fact sheet publishes no entry price, and this page prints none: current pricing and availability are released on request. What to know before you buy is the shape of the program the price buys into: over 80,000 square feet of amenities centred on a private sixth floor deck, dining by the Jose Andres Group, a private marina, twelve guest suites, and a wellness floor that runs from a 13,000 square foot fitness centre to a 24/7 medical concierge. Delivery is phased, late 2026 through 2028, with construction at floor 15 in August 2026. Where the building sits is set out in Olara: where is it and is it on the water, and the money mechanics are in the Olara buyer's guide.

The wellness floor, read whole

Most towers publish a gym and a spa room. Olara publishes a system: a 13,000 square foot indoor and outdoor fitness centre designed by The Wright Fit, a recovery spa managed by Arch Amenities, a 24/7 medical concierge by Sollis Health, and the building pursuing LEED Gold and WELL Gold. Read whole, the wellness row is the building's argument for the buyer who counts health infrastructure the way other buyers count terraces: the training floor is sized like a club, the recovery side is run by an amenity operator, and the medical line is a concierge service, not a brochure adjective. What each element costs inside the assessment, and which parts are carried by the association and which are billed as used, is a budget question, and it is the first one the desk puts to the developer's first budget on request. The full amenity record is in what are the amenities at Olara.

The water program, and the dining on it

The building faces the Intracoastal, with Currie Park and the NORA District walkable per the developer, and Worth Avenue on Palm Beach island minutes away. The water is worked, not only viewed: a private marina with resident slips, a captained fishing boat and a cruising yacht. Dining is by the Jose Andres Group, including an 8,500 square foot indoor and outdoor waterfront restaurant and a dockside oyster bar. The trade is the scale itself: a marina, a restaurant and a yacht program are a resort's staffing carried by 275 homes, which is the convenience and the carrying cost of the building in the same line. The West Palm Beach shelf it sits on is mapped in Alba Palm Beach: what to know before you buy, the smaller completed alternative on the same waterfront.

The homes, the parking and the guest suites

The residences run two to four bedrooms plus den across 26 storeys, and two details in the fact sheet tell a household more than most floor plans. Each residence carries two assigned full sized parking spaces with EV capability, which is the two car household answered in the document rather than negotiated later. The building publishes twelve guest suites, and whether they are association suites or something else is a declaration question: the three kinds of guest suite and who owns each are set out in who owns the guest suites at a new Miami condo, and the side by side is in which Design District or West Palm Beach condo has guest suites. Staffing at the door is published as a 24 hour doorman, valet and security, with a resident manager and concierge.

Phased delivery, and construction at floor 15

Delivery runs in phases from late 2026 through 2028, and construction stood at floor 15 of 26 in August 2026. Phased delivery is the decision inside the purchase: the phase a buyer closes into decides the building they live in for the first year, since a tower delivering over two years has floors, amenity spaces and neighbours arriving on different dates. The questions are concrete: which phase carries your line, when the sixth floor deck and the marina open relative to your closing, and what the documents say if a phase moves. Construction is by SavCon and Gilbane. The buyer arriving from abroad weighs the same calendar in relocating from Dubai to West Palm Beach.

Who builds it, and the price that is not published

Savanna is a New York based real estate investment manager formed in 1992, building here at scale with Arquitectonica, landscape by EDSA, interiors by Gabellini Sheppard, and exclusive sales and marketing by Compass Development Marketing Group. The desk reads Olara as a scale decision: 275 homes and 80,000 square feet of amenity mean a building that runs on staff, not on neighbours, with the costs and the convenience that implies. On price the record is plain: the developer fact sheet of September 2026 publishes no entry price, pricing is held and released on request, and any figure a buyer is quoted belongs to a conversation with the sales team, verified against the current release. Every other buyer question is in the questions buyers ask, and the shelf is indexed on the notes hub.

In phases, from late 2026 through 2028. Construction stood at floor 15 in August 2026, by SavCon and Gilbane. Which phase carries a given line, and when the amenity deck and marina open against it, is settled in the documents.
