Which way does Olara face? Sun, glare, heat and the glass

Which way a home at Olara faces decides when the sun comes in, how hot the glass gets and what the room is like at the hour you use it, and the compass is printed on the site plan for anyone who reads it. East takes the morning and is in shade by lunch; west holds the afternoon, the sunset and the heat; south is lit all day and north never is. Here is how to read the orientation of a line, what the glass and the overhang do about it, and what a buyer gives up on each side.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The Four Sides Of A Miami Tower

What each exposure gives, and at what hour.

On this coast the sun rises over the Atlantic and sets inland over the Everglades, and a tower between the two takes one or the other through its glass. An east facing home takes the sunrise across the water and is quiet by lunch; the light is cool and the terrace is usable in the afternoon. A west facing home takes the bay or the skyline and the whole afternoon with it, the sunset that sells the rendering and the heat that follows it through the glass from early afternoon until dark. South is lit all day by a high sun that an overhang handles; north is even, shadeless and the coolest glass in the building. Read the compass on the site plan for Olara, then stand in the model at the hour you keep. Where the tower stands and what it faces: 1919 N Flagler Drive, West Palm Beach, overlooking the Intracoastal Waterway; Currie Park and the NORA District walkable per the developer; Worth Avenue on Palm Beach island minutes away. The homes and the sides they sit on: 275 residences of two to four bedrooms plus den across 26 storeys; construction at floor 15 as of August 2026; phased delivery late 2026 through 2028.

Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

Glare, Heat And What The Glass Does

Coatings, tint, the overhang and the terrace that shades the room below.

Floor to ceiling glass is the reason to buy a tower and the reason it is hot. Modern glass carries a coating that turns back part of the sun’s heat and a tint that softens the light, and the specification says how much of each; ask Olara for the glass performance figures and read them against the exposure of the line, because the same glass performs differently on the west than on the north. The terrace above is the other shade: a deep overhang keeps a high sun off the glass below it and does nothing against a low afternoon sun from the west. Glare is the quieter problem: a low sun across a bay turns a living room white for an hour, bleaches fabric and is the enemy of anything hung on the facing wall. What the developer publishes about the homes and their glass: Two assigned full sized parking spaces with EV capability per residence; twelve guest suites in the building. The architect who drew the sides: Arquitectonica; landscape by EDSA.

Blinds, Film And The Rules

What an owner may add to the glass, what the building decides, and the cost of cooling a west wall.

What an owner may do about the sun is written in the rules. Most declarations govern anything visible from outside, so the colour of a blind’s backing, a reflective film and an exterior shade are the association’s decision, not the owner’s; ask Olara what is specified, what is allowed and whether motorised shades are pre wired. Then the bill: a west wall of glass is cooled all afternoon, and a residence on that side runs its system harder than the same plan on the east; the budget does not show it because the owner pays it. Ask the building engineer how the cooling load differs by exposure, and whether the design accounts for it. What the building provides around the home: Over 80,000 square feet centred on a private sixth floor deck; dining by Jose Andres Group including an 8,500 square foot indoor and outdoor waterfront restaurant and a dockside oyster bar; private marina with resident slips, a captained fishing boat and a cruising yacht; 24 hour doorman, valet and security; resident manager and concierge. Who runs the building once it opens, where there is an operator: No brand or operator is recorded for this building.

Reading The Site Plan, And The Trade-off

The compass, the neighbour, and the sunset against the cool room.

The site plan carries a north arrow, and the floor plan of a line sits on it; together they tell you which glass takes which sun, which the rendering does not. Read also what stands or may stand between the line and the horizon, because a neighbour to the west shades an afternoon and takes a sunset with it. Ask Olara for the stacking plan with the compass, and for the sun study if the architect made one. Who builds it: Savanna, New York based real estate investment manager formed in 1992; construction by SavCon and Gilbane; exclusive sales and marketing by Compass Development Marketing Group. What was agreed at contract: The deposit schedule is held by the desk and read with you before contract.

The trade-off is the sunset against the cool room. The west gives the view most buyers came for and the heat and glare with it; the east gives the morning, the quiet glass and a terrace that works in the afternoon, and loses the sunset to the other side of the building. The desk reads the stacking plan, the glass specification and the shade rules for the line you are considering at Olara before contract.

Buy the hour you will be home, not the hour the photograph was taken.

Common Questions

What the buyer choosing between the sunrise side and the sunset side asks

Which way do the homes at Olara face?
The Position row above says what Olara faces; the stacking plan with the compass says which line faces which way. East takes the sunrise and is quiet by lunch, west holds the afternoon and the sunset, south is lit all day, north never is.
Is a west facing home at Olara too hot?
The west takes the sun through the glass from early afternoon until dark, and a home on that side runs its cooling harder than the same plan on the east. The glass coating and the terrace overhang take part of it; ask for the glass figures and the engineer’s view of the load.
Can I put film or blinds on the glass at Olara?
Inside blinds are usually the owner’s, but their colour from outside, any reflective film and any exterior shade are governed by the declaration and the rules. Ask Olara what is specified, what is allowed and whether motorised shades are pre wired before you plan the room.
Who is the developer of Olara?
Savanna, New York based real estate investment manager formed in 1992; construction by SavCon and Gilbane; exclusive sales and marketing by Compass Development Marketing Group.
Where is Olara?
1919 N Flagler Drive, West Palm Beach, overlooking the Intracoastal Waterway; Currie Park and the NORA District walkable per the developer; Worth Avenue on Palm Beach island minutes away.
How many residences does Olara have?
275 residences of two to four bedrooms plus den across 26 storeys; construction at floor 15 as of August 2026; phased delivery late 2026 through 2028.
Who designed Olara?
Arquitectonica; landscape by EDSA, as published in the developer’s own materials and carried on the dossier.
What amenities does Olara have?
Over 80,000 square feet centred on a private sixth floor deck; dining by Jose Andres Group including an 8,500 square foot indoor and outdoor waterfront restaurant and a dockside oyster bar; private marina with resident slips, a captained fishing boat and a cruising yacht; 24 hour doorman, valet and security; resident manager and concierge.
