Every Miami address sits in a FEMA flood zone, and the letter decides the insurance file: A and V zones are the special flood hazard area, X is outside it. Every coastal address also sits in a county evacuation zone, lettered A to E, that decides when an order to leave applies. Neither letter says whether your home gets wet; the floor height does. Here is how to read each for Ocean House Surfside.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
FEMA’s flood maps give every parcel a zone. AE is land where still water can rise in the hundred-year flood, VE is land that waves can reach, and each carries a base flood elevation in feet above sea level. X is outside the hazard area. A lender that finances a home in an A or V zone must require flood insurance; a cash buyer decides alone. The parcel for Ocean House Surfside is read by its address. Where Ocean House Surfside stands: 9309 to 9317 Collins Avenue, Surfside, on the ocean, between Bal Harbour and Miami Beach; views to the east, south and west.
A new tower is built with its lowest finished floor above the base flood elevation, with a margin the code calls freeboard. A home on an upper floor at Ocean House Surfside will not take surge water. What sits at grade can: the garage, the lobby and, in a poorly planned building, the switchgear, the pumps and the elevator machinery. The design that answers it: Arquitectonica, Bernardo Fort-Brescia; landscape by ArquitectonicaGEO.
Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
Miami-Dade and Palm Beach counties map evacuation zones by storm surge, lettered A to E, with A nearest the water and ordered out first. The barrier islands and most of the bayfront sit in A or B. An order is for the zone, not a verdict on any one building: a tower built to the current code may stand perfectly well and the order still applies, because surge can cut off the roads, the power and the water for days. Many buildings close under an order. Ask what the rules at Ocean House Surfside say, whether residents may stay, and who decides it is safe to reopen. The households that would leave together: 25 residences of two to five bedrooms.
After the storm the county lets residents back in by zone, and the building may need its own inspection first. Ask who at Ocean House Surfside holds that authority and how owners abroad are told. The homes they come back to: Balconies up to 12 feet deep with wood-like ceiling accents; private elevators with dedicated lobbies; floor to ceiling impact glass; ceilings up to 12 feet in the penthouse; Poliform cabinetry, Gaggenau appliances, Fantini fixtures, natural stone; delivered finished with curated flooring.
Flood is excluded from the ordinary property policy. The association buys a master flood policy on the building where the lender or the board requires one; an owner’s HO-6 policy excludes flood, so contents and improvements need their own. Read the master policy’s limit and deductible beside the building’s replacement value; a gap there lands on the owners after a storm. Since October 2024 Florida law requires a seller to disclose, before contract, any flood insurance claims and any federal flood assistance on the property; from a developer the answer is usually none, and the form still belongs in the file. What a storm would test first at Ocean House Surfside: Rooftop pool and spa pool with ocean views, indoor and outdoor rooftop lounges, summer kitchen, private fitness area, ensuite spa with steam and sauna, cinema, game room, staff quarters with service kitchen, private garage for six cars and private storage, mailroom with package receiving, 24 hour valet, EV charging, double height lobby, covered porte-cochère.
Where an operator runs the building, ask who runs it in a storm: No brand or operator is recorded for this building.
Ask in writing for the FEMA zone and base flood elevation, the elevation of the lowest finished residential floor, the floor where the generator, switchgear, pumps and elevator machinery sit, the flood protection of the garage, the evacuation zone, the rules under an order, and the master flood policy’s limit and deductible. Who answers for Ocean House Surfside: MTP Oceanside LLC, developer of record (marketed with Multiplan); the sheet names the developer, not a marketing brand. The money committed by then: The deposit schedule is held by the desk and read with you before contract.
The trade-off is the water itself. The ocean or the bay that makes the address is the same water on the map: a high floor on the water is the safest place for the home in a storm and the least convenient for the owner, who must leave under an order. A home inland in an X zone carries a thinner file and a shorter view. The desk reads the flood map, the evacuation zone and the master flood policy summary for Ocean House Surfside with you and your insurer before contract.
The map decides the paperwork. The floor height decides the water.
