Can you choose the finishes at 619 Brickell by Nobu? Upgrades, decorator ready and the cutoff

At 619 Brickell by Nobu the home comes the way the contract says, not the way the rendering looks. A new Miami tower is sold finished, with the floors, kitchen and bathrooms in; decorator ready, which means you finish the home after closing; or furnished. Before the cutoff date the developer’s option list lets you choose some of it, at the developer’s price, and after it the choice is gone. Here is what can be chosen, when, and what each choice costs later.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Three Ways A New Home Is Delivered

Finished, decorator ready, furnished.

Finished means the floors, kitchen, bathrooms, closets and lighting are in when you close, chosen by the developer’s designer. Decorator ready means the kitchen and bathrooms are in and the floors, closets, some lighting and the window treatments are not, so you spend months with a contractor before you sleep there. Furnished means a furniture package by the brand or its designer, sold under a separate bill of sale with an inventory. Each is a different amount of money and a different number of months at 619 Brickell by Nobu. What 619 Brickell by Nobu promises in writing: The homes are as the dossier records. The homes it applies to: ~300 homes across 75 stories · 1 to 5 bedrooms, Sky Villas and Penthouses · from ~1,160 SF.

The Option List And The Cutoff

Palettes, upgrades, the price and the date.

The developer of 619 Brickell by Nobu opens a selection window tied to the construction schedule: floor colour, cabinet finish, stone, appliance package, sometimes a wine column or a closet system. The window closes floor by floor as the trades climb, and a buyer who contracts late finds half the list decided. Upgrades are priced by the developer and paid when chosen; the contract says whether that money sits in escrow with the deposits or goes to the developer, and whether it comes back if the contract ends. The rendering of 619 Brickell by Nobu is not a specification: Florida contracts let the developer substitute materials of equal or better quality, and the finish schedule exhibit is the only promise. Ask which finishes in the model residence are standard and which are upgrades, and where the model sits against the real address: 619 Brickell Avenue, waterfront. Water views from every living room and primary bedroom. The designers whose palette you are choosing from: Foster + Partners, with Sieger Suarez as architect of record · Studio Munge interiors. The brand standards, where a brand sets them: Nobu, under license to the developer.

Bigger Changes

Combining homes, moving walls, the systems you may not touch.

Two homes at 619 Brickell by Nobu can become one if the request comes before the slab is poured and the developer agrees, at a price for the design work and the lost sale. A wall can move inside a home where it is not structural and carries no riser; a kitchen or a bathroom rarely moves, because the drains run through the slab in fixed places. Anything that reaches the building’s systems, the facade, the glass or a shared wall is the association’s, not yours. The developer’s warranty on a new home covers the home as the developer built it; a change made by your own contractor after closing sits outside it and can narrow a claim on what it touched. The spaces outside your door, which no option list reaches: ~90,000 SF · 86 foot sunset pool, two padel courts, resident Nobu cafe, Zen gardens, wine cellar, screening and gaming lounges. Who you are negotiating with: 13th Floor Investments · Key International.

What Each Choice Costs Later, And The Trade-off

Months, the appraisal, resale, and the questions to ask.

A finished home at 619 Brickell by Nobu closes and is lived in the same month. A decorator ready home adds a contractor, a permit where the work needs one, the building’s alteration approval, and months before the first night. Upgrades rarely appraise at their price, so a buyer with a loan pays for them in cash at closing. At resale the next buyer at 619 Brickell by Nobu pays for your taste only if it is theirs. Ask for the finish schedule as an exhibit, the option list with prices and dates, the substitution clause, what is excluded, and whether upgrade money is refundable. The homes the schedule describes: ~300 homes across 75 stories · 1 to 5 bedrooms, Sky Villas and Penthouses · from ~1,160 SF. The money that comes first: The deposit schedule is held by the desk and read with you before contract.

The trade-off is time against ownership. The developer’s finish is faster, warranted and anonymous; your own is slower, dearer and yours. The desk reads the finish schedule, the option list and the model residence at 619 Brickell by Nobu with you before the cutoff.

The rendering is a promise about taste. The finish schedule is a promise about the home.

Common Questions

What the buyer who wants the home to look like theirs asks

Is 619 Brickell by Nobu delivered finished or decorator ready?
The contract’s finish schedule exhibit says, and the first section of this page carries what the developer has published. Finished means floors, kitchen, bathrooms, closets and lighting are in at closing; decorator ready means floors, closets and some lighting are yours to add after. The desk reads the exhibit with you.
Can you customise a pre-construction condo at 619 Brickell by Nobu?
Within the option list, before the cutoff date for your floor, at the developer’s price: finishes, palettes and some fixtures. Combining two homes or moving walls needs the developer’s agreement early. Everything in the building’s systems and the facade is outside your reach.
Are upgrade payments protected like the deposit?
Not always. Florida’s escrow rules protect the purchase deposits; the contract says whether money paid for upgrades sits in that escrow or goes to the developer, and whether it comes back if the contract ends. That clause is a question for counsel before you sign.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
