The stretch of Biscayne Boulevard between 29th Street and the Design District has become the corridor where hotel and restaurant names are attaching themselves to residences. Three towers define it now.
This page compares and explains. Whether a building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Edgewater is the bayfront strip between downtown and the Design District, with Biscayne Bay to the east and the boulevard to the west. Its east facing sites have the open bay views Brickell no longer produces, and in the last two years three developers have put a hospitality name on a tower here.
Read north to south: Kempinski at the Design District gateway, Anantara at 36th Street, Villa Miami at 29th Street on the water.
700 NE 29th Street, East Edgewater, with bay frontage on two sides of the building. Terra with One Thousand Group; ODP Architects, with a cast bronze exoskeleton over a faceted glass podium; interiors by Charles and Co; landscape by Enzo Enea. The Villa name is used under licence from Major Food Group, which programs and services the building.
Fifty five floors, 49 of them residential, roughly seventy homes by the public record, every one a half floor or a full floor: Villa Mezzo half floors of three to four bedrooms at about 2,940 to 2,970 square feet, Villa Piano full floors of four to five bedrooms at about 5,900 to 5,960 square feet. About 20,000 square feet of club space over three levels, a floating pool vessel on the bay, an MFG restaurant with private dining for residents.
The developer’s entry price is from $5.75 million. The desk’s read: the best plans on the Edgewater bayfront, wrapped around a service idea that will either delight you or cost you.
3601 Biscayne Boulevard, approximately two acres on the bay. One Thousand Group; Kohn Pedersen Fox; interiors by Studio Patricia Urquiola; landscape by P Landscape of Bangkok. Anantara, part of Minor Hotels, runs it.
Fifty storeys, approximately 650 feet. Three products in one tower: about fifty hotel suites on the first floors, about 120 resort residences of one and two bedrooms eligible for hotel use, and about 100 private residences of three to six bedrooms above with their own amenity floor. About 130,000 square feet of amenity in total and a Vitality Centre across a whole floor.
The developer’s entry price is from $1.8 million, with the opening stated as 2030.
3801 and 3883 Biscayne Boulevard. DaGrosa Capital Development Partners; Arquitectonica; interiors by Rockwell Group; gardens by Enea. Kempinski manages the building under licence; there is no hotel on the site.
Two towers of 23 storeys, four lines per floor so every home is a corner, two to four bedrooms with a den at about 2,100 to 3,100 square feet, terraces ten feet deep. Six townhomes at the base, eighteen guest suites sold to residents. The fourth floor bridge joins the towers with three pools, a spa, a padel court and simulators.
The developer’s entry price is from $3.7 million, with delivery expected in the first quarter of 2030.
On the water: Villa Miami and Anantara stand in the bay; Kempinski faces it across the boulevard. On the floor plate: Villa Miami sells half and full floors only; Anantara sells quarter to full floors; Kempinski sells corners. On service: Villa Miami is a restaurant group’s building, Anantara is a resort operator’s, Kempinski is a hotel manager’s without the hotel.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this corridor that usually means the water question before the brand question. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
